Browse Forums General Discussion 1 Jan 29, 2011 5:30 pm Hey guys, my block of land settled last year in Mernda villages As part of the contract Stockland were to build a 1m retaining wall and fence above on the boundary of my block. I was sent a variation of contract to sign after they constructed the wall asking me to sign off on this (Which I have not yet signed). When they built the wall it was 500mm off the boundary. I notified Stockland but was met with negative responses and a lack of help to rectify the problem. Now I’m in the process of taking Stockland to VCAT but need quotes for moving the retaining wall. Who would I get to do this?? Also did anyone else here have this problem?? I know there is a couple as the retaining walls and pegs marking out the block in my stage don’t match up. Mark Re: Retaining wall issue 2Jan 29, 2011 8:57 pm From what I've seen/experienced it is standard practice to put the retaining wall inside the boundary. However normally the distance is 300mm not 500mm. This is because the wall is your wall and you are building it for your own site so it has to be entirely within your boundary including the footings. I know houses are can be built right up to the fenceline too but the slab is still level with the house and inside the boundary. A retaining wall however has footings below ground that extend out another 200mm or so. This creates a problem for the fencing and in my case they had to put in extra long fence posts and brace the fence back to the retaining wall to ensure the fence is on the boundary. Then you have a problem with the fence having a gap between the retaining wall which if you have a dog needs to be filled in. However this is all standard practice - dumb but normal (like most of what happens in the building industry). Thank you again Simeon.. I will call my certifier for that. Have a good day 4 1332 thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 11923 Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 11076 |
