I particularly like the look of the really modern flat roof homes and am therefore seriously considering changing my pitched roof to flat. I've been doing a bit of reading on pitched v's flat roofs and understand that if the flat roof isn't done properly, it can be noisy when it rains, be hot and have drainage issues. I've been using the builder who would do this work for the last 6 or so years and he is excellent so I'm confident he will do it properly. In fact during our discussions on this he's already told me box gutters can create issues if the roof isn't engineered properly. Do you like the look of a flat roof, or would a house with a flat roof deter you? Have you had experience with a flat roof and are prepared to share this? I would be extremely grateful to read any thoughts you may have on changing to a flat roof. The last thing I want to do is make my house hotter in the summer, and extremely noisy when it rains and wish I kept the pitched roof! All the above experiances were bad and related to the roof starting to leak when it was around ten years old. In my Parents case they didn't want to move so they had a new pitched roof installed. Re: Pitched Roof to Flat Roof 3Jan 15, 2011 8:00 pm We previously owned a house which had a pitched roof on part of it and a flat roof on another part of it. We never had any problems with the flat roof (nor the pitched roof). We never had any issues with noise, however the flat part of the roof was mainly over the bathroom and ensuite so not areas where you would notice noise particularly. The two storey house (living rooms downstairs, bedrooms upstairs) was generally hot and I wouldn't say the flat roof particularly contributed to this, however I cannot say it didn't contribute at all. I think the modern styling of the house with no eaves was what made it so hot. The only negative thing about having the flat roof was that we couldn't install exhaust fans or heaters in the ceiling in the bathrooms. I guess this problem would extend to airconditioning, access to add electrical points etc if the flat roof was over bedrooms or living spaces, unless there was a roof space. We purchased the house from new and lived in it for 4 years, so it was still pretty new when we sold it. We're currently building a modern home and all our roof is pitched. Definately possible to achieve the modern look with a pitched roof. A consideration for me is that I feel a pitched roof will not date as quickly as a flat roof. Hope my thoughts are of some help... I dislike them that much that my last house i built a 12mx6m outdoor area and had the roof trusses changed so that it was all pitched. If there is going to be a problem it is with the frame. It needs to be 100% right so the box gutter sit and runs away right. I would use s/steel box gutter because it will never rust out all other ones. I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings.
