Firstly, do you have a completion data and a liquidated damages amount? I would make sure that the builder pays for all repairs otherwise there is no incentive for them to do it properly. Would contact Department of Fair Trading (or equivalent in your state) to see what they can do for you. They wiill be ableto give you some limited advice. Builders Registration Board will also be a good place to start. Get them involved so that the builder knows you are serious about getting the problems fixed. Maybe talk to BRB about getting an independant inspection so you can tell the builder exactlly what you want done and give them some time frames they have to complete things by if they do not want legal action. Which suburb are you in? I can probably recommend a couple of people to help you if you are in the right area. Nathan Re: Constant builder problems, what to do? 4Jan 13, 2011 12:08 am We did hire an independent inspector the report came back saying the actual building thats has been performed is fine with a few very small issues. Seems to be just laziness on behalf of the builder. We have also called the BRB, they basically said if we have any problems with them not fixing the issues to call them back and they will step in. The owner of the company did say he was sitting down with the supervisor to work out a schedule of work to be completed, I will have to call tomorrow to see how that is going. We live in Aubin Grove. Re: Constant builder problems, what to do? 5Jan 17, 2011 7:00 pm I have another question in regards to building plans etc. In our plans that were submitted to council, the engineer specified two T beams to be placed above windows and doors, just under the extension. They are both about 4m span. Somehow, the builder "forgot" to put these beams in and we currently have acro props in place under the extension. My question. The builder is talking about changing the design of the supports (I am guessing to make it easier for them to fix the error). Can they just change the design ad hoc? Thanks in advance. If the builder requests a change (it can only be a request) AND you prefer the change, then go for it. Otherwise get it built correctly. As an aside, the more us customers ask for things to be done properly, the more builders will take care.
