Browse Forums General Discussion 1 Dec 20, 2010 10:42 pm Hi everyone, I am in the process of doing a kitchen reno and have hit a stumbling block. I want to knock down a short wall below a lintel supporting about three courses of bricks spanning about two metres. The lintel passes over this wall that I want to get rid of and is "supported" by another full height internal wall. I had the walls checked by a builder and was told that they are ok, but I have had second thoughts after finding that the lintel only overhangs the end wall by about 10mm!! I jumped onto the roof and checked it out from there and could see that there is another lintel coming off the other side of the brick pillar (supporting a window) with even less overhang (6-7mm). Is this normal??? Most importantly, is there a way of having these two lintels "joined" so that the wall is actually supporting the lintels properly? I hope this makes sense! Thanks for your thoughts, Mick. Re: Knocking down wall - how can this be solved? 3Dec 21, 2010 6:20 am I don't really understand the situation from your post - any cnace of a diagram or photo? Talk to a builder about putting in a hanging beam (this can go in the roof and support the cieling joists). This will allow the spans to be supported from above so once the wall is removed you have nice clean lines. Re: Knocking down wall - how can this be solved? 9Dec 21, 2010 11:09 pm Yeah deadlawn knock away mate so your going to knock down those 6 courses and carry the bulk head above the sink to the full internal wall correct? no problems mate the chippy shouldnt have any toms running of a 6 course lintel wall to underperlings (that would be stupid lol) just check but if there is just install a LVL beam and re-tom of the LVL as for your lintel above your sink as long as you have half a brick support no problems if not you can weld lintels cheers merry xmas Re: Knocking down wall - how can this be solved? 10Dec 21, 2010 11:19 pm Thanks for the response. The problem is that the lintel is only 10mm over brick wall (yellow one in pic) so may need to get some welding happening. I am having an expert come in tomorrow am to assess and advise. What ballpark amount can I expect for the the welding? Re: Knocking down wall - how can this be solved? 11Dec 21, 2010 11:39 pm Yeah Mick i see the lintel your talking about what i would do is grind out where the lintel is going run into your full wall atleast 80mm deep (standard bricks 110mm so thats heaps of cover) i,m in perth dont know what stae your in ? just look in yellow pages under lintels, the companys have there own mobile welders over here you,ll be looking at around $150 ,so the welders on site have told me for a call out cheers Re: Knocking down wall - how can this be solved? 12Dec 22, 2010 12:12 am I'm in Perth too. Lintel sits on top of wall so no grinding required. If it just involves welding a length onto the existing lintel and costs me less than $500 I will be stoked. Thanks again. Re: Knocking down wall - how can this be solved? 13Dec 22, 2010 12:21 am Mick if your in perth then try National lintels think there in ossie park but if it was my place i would go to a salvage yard (you north or south) north theres cape salvage in landsdale and buy a second hand lintel (there would be new ones there not used) make sure you get same size then i can ask my mate who,s a supervisor who he uses , might be cheaper for you cash works wonders lol cheers Re: Knocking down wall - how can this be solved? 14Dec 22, 2010 11:46 pm You were on the money, roofplum66. Had pro come in this morning and he welded a bar to the existing lintel to provide a safer overhang. The company was ABC Wall Removers. Only cost me $175!! I finished the demolition today and thus far all that is meant to be standing in still standing. Re: Knocking down wall - how can this be solved? 15Dec 23, 2010 3:45 pm Cool Mick If your going to do the ceiling yourself to (isnt hard) go so the guy at the ceiling shop in bayswater they got everything there. our laundry ceiling only cost $110 when i renovated it cheap as and if your tiling the walls in the kitchen dont cheap out buy the good glue called Abba Flex cost abit more but its the best cheers mick How long is a "long period"?
