Browse Forums General Discussion 1 Dec 08, 2010 7:11 pm Wondering what size gaps people had at a 3-month mark after handover? Where did you have the gaps (eg., did some bricking mortar come apart, did gaps appear at certain locations only and where, etc.)? What other signs of initial settlement did you have and how long after the handover / lockup / slab? I realise that some people move in while the slab is still only several months old, while others move in when the slab is quite a bit older - this makes some difference as to when the gaps will start appearing. How did your gaps relate to the landscaping (or the lack of it), your soil type, the slab type, the terrain levels of your block, and any obvious moisture issues like ponding of water near the slab? Re: Initial settlement gaps - how big is too big? 2Dec 09, 2010 7:57 am Hey Lex, Hope this isn't a sign that things aren't going well with your house... We've been in 6 months now (slab poured 30/09/09) and we don't have any 'gaps' - there are a few cracks in the mortar but they have been there from prior to handover and haven't worsened. We have noticed a few hairline cracks that have appeared in the garage but very minor. We're an M class waffle pod slab, P class site (KDRB), we had some initial ponding of water against the patio slab at rear (fixed with landscaping) but otherwise water drained away from the house. As it turns out, just last week I've noticed some gaps appearing where the door frames meet tiles on a tiled door sill. Internally, I can't see anything (yet ). Bricks and mortar seem to be holding so far. No pics of this yet, I may post some later . My signature is distracting people from my wise posts ...
