I don't know whether to be excited or not The carpets aren't in, the linen cupboard and wardrobe fit outs still have to be installed, the brick work to the front needs to be fixed, moroka needs to be painted, driveway needs to be sealed, the house needs to be cleaned and internal paint touched up Is it normal to have PCI when everything is not yet completed?? Should we be doing a walk through, or declining until it's all done? We are having an independent inspector go with us, and I don't want to pay for his services if they inspection is technically the 'final' one. Some advice would be appreciated... BTW our in-builts were installed in less than a day so they might do it by the time the inspection comes around. Which day did they book it? PCI is booked for Monday 13th December Re: PCI advice pretty pretty please!! 4Dec 07, 2010 12:14 am No worries home sweet home - most of the stuff will be finished by then... there will be things picked up at PCI which they have to fix by handover and if something not done by PCI will be checked at handover anyway - you will organise the last payment only when everything done and you are satisfied 100%. Some people agree with the builder in writting to have some items finished after handover so they get to move into the house without delays. If you ever agree to something like this make sure that you state the terms in which those items have to be finalised and that everything is listed as detailed as possible and is signed but both parties. The house was delayed 6 weeks because of flooring and then PCI time came around. We said that we are not happy with the look of the house because it sounds like it was looking the same way like yours. They first refused to allow the independant inspector but then through some rangling they agreed, and then delayed PCI by 1 week. Anyway, the house still looked substandard so according to the SS "this should have taken one page and 20min" turned into 8 pages and 3hours. Both our waste of time. So yeah, if you can see it looks shocking from a far, imagine when you look closer. Re: PCI advice pretty pretty please!! 6Dec 07, 2010 8:05 am The only reason they have PCI is because if you dont pick up the faults they will not fix them. Dont except the PCI as the final, they may tell you all has been fixed so no need for another inspection. PCI are BS as why would you want to inspect your new home when its not even finished? Do tell them you will attend but will not make final payment till you have been given a final inspection. Take note pad, a big one and pen, even a camera. Dont be intimidated by the SS, its you home not his. Most inspectors will want to go again for the final, you can get a deal if you pay for the PCI and the final. There are many things to check, and I dont care what people say an inspector, a good one, will always find something you will not. Read your contract as to final inspection and final payment re. defects. You have 3 months to find any additional faults and inform the builder in writting after you move in. Its getting them back to fix it thats the hard part. All the best & make sure you get what you paid for. We still have half of the 3 month maintanence list to have completed. All in all, I never regret being a pain at the PCI stage. Even the Maintanence subbie employed by the builder said that our house compared to others at the 3 mth stage is very nice with number of craking, jammed doors etc. Items we are still waiting on are the door lock, window frame warpage and cracked roof tile. So get em now! We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing.
