Browse Forums General Discussion 1 Dec 02, 2010 4:13 pm Have written about this elsewhere....but to summarise - want to do a couple of extentions (3 bits - an ensuite, a 4x4m family room ext shell with a brick chimney at one end and 4x2m dining ext shell ) to existing 16sq bv house on slab on flat block with seperate 5sq b/v garage in regional Vic. Have got the plans all done...obtained original (23 yrs old) and have the extentions plan added to it.....got the engineered slab plans done (a 'p' classification but only 'just' so marginal)....and have a plumbing plan. The total added area of extention is 4.7sqs. It's taken quite a few months and about $3k to get to this stage. Existing Colourbond roofline will be added to so it was thought if quite a bit had to come off to insert 'hips' for new 'bits' additions....then new may as well go back on ...and then new on the rest of the roof to replace (colour is old and discontinued anyway). If all new then a different colour may as well be chosen as well. Currently it's colourbond beige colourbond (which is discont.) and Woodland Grey is the new colour chosen. The 5 sq garage to be done with new sheets as well. So it's just re-sheeting... 4 Builders were invited for quotes - 3-5 weeks ago. All are decent/established 'known' builders from here. No 'unknowns' or smaller ( possibly *******) ones asked to quote. Most said they would take between 3-4 weeks to do the quote and can't start till end of Feb and it will be a 3 month (4 month contract) build. That seems fine. Most (all?) of them seemed to come in at $15k a sq for extensions and one ( a bigger, thought to be more expensive builder in our town) even gave a ballpark of around $75k- $85k which we expected (hoped) but we haven't got his quote back in yet. I know some will not want the job and price it out....and prepared for that...so long as others are ok Just got a call from one last night that I quite liked the sound of when he was here and his quote is $120k !! ( he's yet to email me/ contact me with it properly) ....I think ( I was still reeling) the roof was 'extra' at $20k...$15k and $5k for the scaffolding!! Well that quote was right out....way too expensive and over-capitalised for the house anyway. He suggested maybe trying to match existing roof ( which is ridiculous..as the colour is discontinued) or cleaning and re-painting the lot - which is a valid cheaper option I suppose. So now I am stressing.....he didn't seem to be 'ditching' me with the quote...but is it 'way out there' closer to the case for the others?? I did that 'get an extention quote' online thing that I've seen mentioned on here....and it came in at around the $70k mark...bit low but at least I thought it was an acceptable 'guide'. We had very detailed plans done by an architect, engineers reports, soil testing etc and had picked out all our fittings etc so there shouldn't be much variation between them. Well the two quotes were 80k apart!!! Ours is a bit similar to yours building on to both ends (double garage and workshop at one end, family room and study at the other), and enlarging our bedroom and adding an ensuite at the back. We also have a new colorbond roof. So don't give up just yet the others may be better. When I spoke to the more expensive builder he asked how different the prices were as I had said that was one of the reasons we weren't going with him. He was shocked that he was $80k more yet his price was way out of the ball park for what we indications we had been given. Quotes were 240 and 320k. Good luck Re: Help with costings re extentions 3Dec 11, 2010 7:41 am Have you considered being an owner builder? If your not considering selling the house anytime soon you could certainly consider. If you think you can handle the juggling of the tradies and all the homework (and it will be a lot) but it will save you a lot of money. You only need to use a carpenter then and contract out yourself to all other trades. I'm in NSW and I know the laws are very different to Vic. I'm married to a builder so can certainly see the frustrations. Even though mine is wonderful....... Unfortunately though if they are really busy, they can put a big price on not really wanting the build. And if they are really quiet, they can do the same trying to catch up with their losses. All you can do is average the quotes out and my advice would be to pick somewhere inbetween. Just make sure you are comparing apples with apples. sorry I cant give you an indication on price. Every town let alone every state is so very different in pricing. We built a house in the middle of woop woop and got things transported to there easier and far cheaper than when we built only 1 hour from Canberra Go figure? Then you have the cost of tradies - it really does vary. Where we live now is the cheapest we have ever had for trades. There is consistant work here but not a lot so is really competative. Yet when we lived near Canberra, there was hardly any work so all the tradies charged a fortune to compensate for their loss of income Good luck. Hi there, long-time lurker but first time posting.
