I've attached a sketched plan and was hoping to get some opinions. We need a house to suit our specific needs but due to budget will need to keep it around 240m2. Block is 802 and 20 mtrs wide. I came up with this plan but wont be offended if you want to give me some indicators as to why it needs changing. My big wants are a big bedroom for kids to share so it will double as a play area and bedroom. A small room for our regular family visitors. Another room to be used as an office only accesible from outside as the kids can get disturbing for my work at home husband. Also I would love a kitchen window and walk in galley style pantry. Oh and I would love to have a separate vanity so that the bathroom can be left to the family most of the time. We have 4 females in the house and so that's why there is a 2nd basin in the main bathroom instead of the ensuite. Any help would be great. (as in light in? is that an alfresco area behind the garage?) are you having sky lights? we are building a 242 sq met home, with 5 bedrooms, an office, 2 living and 3 bathrooms. our plans are on page 9 of my thread (link at the bottom) if you want to have a look. it may not fit on 20 mets wide though,.,,you could spin it around, but prob wont fit! but it is 242 met sq to give you another idea. I want the bedroom wing to be a self contained flat in the future. so bed 4 becomes a kitch/ dining, and either 2 bedrooms or a bedroom and a lounge. there is a lockable cavity slider in the hall and access is only via the kitchen for that flat IN THE FUTURE. means kids can come and stay and be self sufficient. the plumbing can go behind the wall now for the kitchen waste etc...as on the bathroom wall. good luck with finding a plan, it is the hardest bit. took me 2 1/2 yrs,..and 35 plans later!! and some help from people on here,,,ha ha Re: Need opinions/suggestions pls 3Nov 29, 2010 10:13 am Looks like alfresco behind the garage. With bifold doors?... should be nice. I'm wondering how do you enter the home office... is that from outside? Only thing I dislike is the open lounge but that's a personal choice. The family/meals area will get its light from the doors going to the outside and the hopefully big kitchen window. We also are thinking we might need a couple of skylights. Also the table dosn't have to be where it is that room could be switched around. Yep Alfresco is behind garage. We're thinking we'll move the doors back and the storage cupboard over so that we can have a door straight from garage into the house. It's been really hard to come up with a plan when I'm sure about size but not placement. D@n - yes you enter from outside only. We did this on purpose. Also I'm with you on the lounge but I can't figure another way around it. We can't really afford to waste the space of an entry but wasn't sure how else to do it. Pls keep the suggestions coming. Re: Need opinions/suggestions pls 6Nov 29, 2010 4:34 pm I wouldnt do this on that house - only way a door can come into house is through lounge and thats probably not a good idea - especially when room already has 3 doors off it - entry opening, opening to family room and bedroom door. I think the door through back of garage to covered alresco area and then easy access to family room door will be fine. One thing I'm not sure about is the oven. Initially I was hoping to it quite open but with the oven where it is, we'd be looking at putting a wall in there and having overheads. What do you think? I tend to go to bed early but in this house both the rooms with a television (Family and Lounge) are only separated by either a door or a thin wall. This could mean the TV sound will keep me awake. 2. I don't like going from the front door direct into a living room. Although we have a double garage we only ever put one car in it. Re: Need opinions/suggestions pls 9Jan 29, 2011 8:28 am Hi 1) agree with bashworth on the entry directly into a living area... as the room would only be on the left hand side, and the right hand side would be a constant walkway, would make it difficult for furniture layout? Would you carpet that whole room? Or tile/floorboards a walkway down the right as carpet would wear quite easily and noticably... Perhaps move the doorway to the master bedroom, utilize that space you were using as the entry to it, as linen or more storage or extend the WIR? Like this below... I agree with you, it would be nice to have it open... as having a full wall with overhead (nice to have extra storage) closes that area off and leaves a wide dead space to the entry out to the alfresco... and it closes off your contact with the alfresco area from the kitchen (even though you have that window in the kitchen)... Perhaps a half wall (raised back part behind the cook top for safety reason) then lower storage on the back side of that wall? It would create a more open space, and you still get your storage. 3) family room. Will you have a tv? with the entries to the room, it looks very awkward to fit furniture. How will you layout furniture in this room? 4) office. Like the idea of outside entry to the office only, BUT what's to stop the kids going via the alfresco? whether the door to the office was where the 'shelves' or 'store' is, or on the outside wall, doesn't look like it will make much difference to the kids accessing the room? 5) main bathroom. have you though about swinging the bath around so it's end is next to the shower, that way you can increase the vanity right to the window and have much more space for the girls and extra storage underneath. Just my opinion - the way you have the front door directly into the lounge room, and a virtual hallway through it leading to the family room, plus the short corridor to the master bedroom next to it, it's like parallel hallways. To me that is a waste of space, so you may as well rejig it and have a separate entry between the lounge and bedroom with a door on one side going to the bedroom. Most builders do it this way so it shouldn't be too hard to find a plan online etc. That way with the entry as a virtual small room you can add decor to it as well. Geoff - Decophile. I flipped the garage to make access though the laundry and move from the best aspect (assuming you had your alfresco and living in the best position on your block). I swapped the office and main bed. I like having the master bed near the childrens rooms especially if they are littlies. Also allows the office to be more removed from the house should your hubby have any work visitors. Should also make a more practical stand alone office - better for resale. Might want to move it forward and have an entrance off the porch - would make it a very flexible use room. I have all the bedrooms off hallways, this makes them more private and offers easier access to bathrooms. Have included a large linen press near all bedrooms. Have made WC a good size with own vanity. Bigger pantry - need for a big family. Larger kitchen and a fridge space. Moved kitchen into middle allowing natural light to living areas. Might like to consider bigger opening to Alfresco. Im with you re kitchen window charlie - although many modern houses have kitchen deep in centre of house, it was really important to me to have a window on ours. It would mean meeting whatever regulations apply to glass behind cooking appliances for your window, but would be no more difficult to clean than a glass splashback. That way, you could still have your open bench looking onto the family/dining area - perhaps with a raised splashback behind the sink as Erin suggested. Or just make the bench a bit wider and do without a splash - our sink is in the breakfast bar and we have no probs with water going everywhere.
