I'll work my way through them. Bashworth - TV will only be in the family area. The lounge will be kept formal (that's the plan anyway). We have a couple learning piano so it will house a 2 seater, a 2.5 seater and an electric piano. The tv will go up on the wall backing to the lounge. So not worried about tv noise. I'm hearing you on the entry into the lounge. We had it in one house and it wasn't too bad but I did want to avoid it if I could. However we wanted the house to be 240m2 and its now at 252.2m2. I was hoping someone might come up with something and it looks like Erin may have! WOOHOO. Erin - Thanks for your response, very helpful! I know the lounge is squishy with the entry, I was hoping to change it but didn't know how to without adding to the house size. Loving your idea, will be working on that a bit later. It will have 2 lounges and a piano. I'd like a coffee table too if it will fit! Yes definately carpeting the room. Although if we do the entry as it is now (hopefully not) we were thinking of just a small square of say floor boards or tile, so we can have a mat or something and just to define the entry even if it is lame. We don't plan on using the front door much at all. So not worried about the wear and tear. 2. Oven idea. LOVE IT! Do you mean built in storage or like a two way thing. The only trouble with this idea is that I'm going for a kinda modern country style. Not sure how to define it. Kitchen will have longreach doors, timber bench and lots of white. So usually in these kitchens overheads are a feature with glass cabinets. Etc. The tv will go up on the wall in the family room which backs on to the lounge. I was going to make the right side of the pantry slightly wider and then yes we would be placing the lounges in the middle. We are yet to buy the couches for this room so we can buy knowing the layout and space. Should I be more worried with this issue? 4. We're definately we only want the one entry. I doubt we can keep them out altogether but we're hoping it will reduce the visits dramatically! His work is our livelyhood as I'm a stayathome mum. He really needs to 'get away'. Haha. And we figure if its really such a big issue later then we can make a doorway through the store or shelves area. 5. I do like the idea of changing the bathroom as you suggested but I don't want to unnecessarily add to the costs. I don't want the basins too close so do you think the 1.8mtr vanity is going to work? Did I mention we have 3 girls using that bathroom? So I do want them to be comfortable. If we were building a home with standard inclusions we could probably afford more. But as we're hoping to not move from this house for a long time we're building to suit our tastes and needs rather than for resale. I want to inject some personality into the house too so I'm forgoing some things in order to have others. The afternoon sun comes in on the right side of the block. I do really love the idea of a servery window as we eat outside a lot so even though I love what you've done with the plan it isn't really what we were looking for. Also we kinda want the main bedroom away from the kids. HAHA. We also want to keep a rectangle shape as much as possible. Helyn - Yes love love love a kitchen window. Not easy to find anymore! And yep you're right, definately want to keep bedrooms separate. Kiwi - We're only putting that room in because we do have regular family visitors. I know I probably can actually put a robe in there as we have a fairly good sized linen in the laundry so I can make that shorter and make a wardrobe but to be honest I want the room in the linen for me rather than anyone else. Plus I'm thinking of putting a wall hanger hook thingy so there'll be somewhere for a couple of shirts etc... We've had a guest room for 12 mths now and no one uses the wardrobe, even though it's empty. They just chuck the suitcase on the floor and hang a dress and couple shirts. If we find it a problem later, I'll buy a nice piece of furniture for that room as drawer/hanging space. Loved the jobby comment! Kek - I did consider but we're wanting a 900mm freestanding with gas cooktop. Not such a great idea in front of a servery window I don't think. I wouldn't be able to cook with the window open. What do you think of moving the cooker to where the right hand side of the pantry is, facing the island bench? It would cut into the pantry a bit which is a bummer but might work with keep the other side free. WOW Fairyblue's kitchen is amazing. I really want a servery though! I appreciate all the suggestions. I'm going to have a play with the entry tonight. I'm still not sure about the kitchen as I'd like a good sized pantry, a servery window, a dishwasher, 900 freestanding, 1mtr fridge, overhead cupboards and a timber island bench. If anyone has anymore suggestions on getting this all in in that space, I'd love to hear it. Hang on, yes I think I follow you now. The section on the right, you're saying do the same only take the wall out like fairyblue's except dont put anything there at all. Is that right? I don't know can you do that, have nothing behind the oven? We're hopefully having 9ft ceilings so I think it could work. It would keep light in and open it up more wouldn't it. If you extend your island bench to meet up with the pantry, you could have the stove there, with a canopy rangehood, leaving the section near your doors clear. The one I posted about, ignore most that kitchen, except the bench on the right hand side. So you still have your window straight ahead, but where the cooker is on the right hand side, you could get rid of the splashback/wall, and have another servery, keeping your overhead cupboards above the servery type area. Then it's all open and airy Of you course you need to deepen/widen the bench, so there's a safe distance between the back of the bench and the cooker. Perhaps you could have some bar stools on that side, near the alfresco entrance. You have more than enough room. In the lounge a 2.5 seater and a 2 seater. The family has a 3 seater (2.5mtrs) and a single chair. The table is a 6-10 seater and we wont have it set up that way all the time but I drew it full length to make sure it all fits ok. It measures 2.6mtrs long when full size. Note the switch of oven and fridge. What do you think? This way we'd have nothing above the bench over near the alfresco doors. I can probably still have some overheads above, oven, fridge and maybe next to the oven before the window starts. Also I'm wondering if anyone knows how to work out the window measurements. The one for the kitchen says 12-21 bi-fold (3 leaf). So can you tell me how to work out how big this is and where it's positioned? Just to note too that the pantry on the left is 1.5 mtrs long and approx. 1 mtr on the right depending on whether I have the fridge there or not. Thankyou for your help. ERIN - I think I'd prefer your first idea of a half bench rather than the hanging overheads. Not keen on that idea now after thinking about it. LOVE your kitchen by the way, very classy. I think it would help to define it as part of the bathroom/powder room area and would look much neater. Agreed With the kitchen, seeing as your not having a door to the study, have you thought about having the kitchen along the study and bedroom wall? That way, it could still open straight onto the alfresco (either with a servery window or by doors) but you would have more wall space for your oven and stuff and have a longer island bench. It would also make the lounge and dining more versatile for furniture and easier to access the alfresco and if the kids are outside playing, you can see them from the whole of the kitchen/dining/living as at the moment, you can only keep an eye on them from the kitchen. (sorry if that's already been suggested, I skimmed the posts!) I am sure she would love to help if she has the time. she helped with my home plan. she can fit in storage ANYWHERE like it is marshmellow... she is so clever at it! can even make large walk in pantries out of thin air.. My pantry now has more shelving and we have an extra window in dining. Why didn't I think of doing this before? LOL Do you think its all too squashed? I've tried to scale the furniture as best as I could so that I could get an idea of space. And as you can see there's not a lot but I'm amazed we can get it all in and still walk around. A couple things to note, the table is not going to be set up as a 10 seater all the time. It will be a 6-8 but I drew it completely open so that I could see if there was enough room. Also the TV will actually be up on the wall, not sure what we'll put underneath yet. I'm now able to have everything I wanted in the kitchen with overheads and a breakfast bar on the island instead of where it was before. Thanks so much for all your help, this is the happiest I've been with my plan so far. I can't think of anything I'd like to change bar adding a decent entry and adding more actual square metres which I can't do so considering this I think it's quite good! Any more tips are welcome. I have an appt this arvo so will take this in and see where it goes. Or swing it into the other room now there's a corner there and no more entrances to other room? How about this for the loo... move the door to the main bathroom, put the basin in with the toilet like this... so you dont see it at all from the hallway? Might be cheaper to actually extend bedroom 2 out so it's along the same lines as the bathroom and laundry. Benefit, you lose the wasted 'doorway' space in the bathroom, you gain more robe space in the bedroom 3 I'd also swap the way the external laundry door swings, and have it swing away from your WM, where is the trough going? By extending the whole left side so it's all in line you will gain space and save money I'd also opt for a sliding glass external door for the laundry - saves space and nothing gets in the way.
