Browse Forums General Discussion 1 Nov 24, 2010 10:19 am Hi everyone, I am new here and was hoping that some of you may have some experiences finding a sloping block builder in Sydney that you may be able to share with me. We are now looking for our builder no. 3 with two builders assuring us they could build on our block only to find that they can't. Even wasted all the time going to council with the last only to find it was not going to be passed by council as it wasn't a 'sloping block' house plan. Our slope is not too great, 3m from front to back over 40m and probably 1-2 metres over the footprint of the house. Can anyone recommend a project builder they have used that we could chat to? Alot of them that I have spoken to can't cope with the slope of our block. Due to the cost we really don't want to go to a custom build. Would love to hear some of your stories. You need to get the contours of your land and show all the builders so they can site the house and know the exact slope. The reason they are reluctant to build on sloping blocks is because councils have strict regulations regards cut and fill (i.e flatting out your land). I know my council (Blacktown) only allows 900m cut and 600mm fill, therefore any slope of 1.5m requires split levels. Talk to some of the builders about spliting the house. You maybe able to but 3 or 4 stairs in the middle of some designs. It is expensive (maybe 15K) as there is a lot of concrete and steel required, I would try and get a fixed price contract as a builder who doesn't specify the cost of hanging beams, etc could end up costing you a lot more than expected in earthworks, formwork and concreting. What are you planning on building single or double level? Double level should have a smaller footprint - might allow you to work on the slope without all the fuss. Also which LGA (council) are you in? I could recommend a couple of package builders, but you also need the right people at those companies who can make it work - thats the hard part. We have paid massive amounts in Drop Egde Beams, the splits, extra stairs etc so be prepared to add on a fair bit. We have been through a few builders also - it's a really long story - if you could be bothered have a look at my thread/blog. Are you doing a knock down, or have you bought land? Where are you located? I'll find you some existing threads to have a read of, and will give you ideas of some builders to consider.
