Does anyone know the process of getting your titles?
At the moment the estate (well our stage) is just about complete. Will be getting the final inspection on Wednesday, hopefully.
What happens then, before we get our titles?

Do you mean the title to your land? I'm pretty sure this stays at the bank until the loan is paid off completeley (unless you bought all of your land with savings). Your contract of sale should be sufficient for builders as proof of ownership if this is causing an issue. Good luck. Jimbo. Re: Estate and titles 3Nov 30, 2007 1:24 pm Jimbo what I mean is what is the next step, before they say "this property is yours and you can start building on it"
We were told something has to go to council... Is that a plan of all the estate-stage completion- so that titles can be released through the developer? Or are titles released through the council at this stage? Thats what I want to know... the order in what things happen, until we get titles. Re: Estate and titles 4Dec 01, 2007 4:32 am the title of the land has to be released by the council in order for the blcok to settle and be put in your name. OUr stage had had the titles released when we purchased the land so we didn't have to wait, but i have heard of people putting their deposit down on the block but the title not being released on it for another few months. Your developer should be able to give you and estimate date of when the title is due Building again . . with Redink Pre-start 04/12 Keys - 03/13 Finishing off. . . Painting/Floor Tiles/Carpet - 04/13 Walk In Robe/Lighting/Blinds and Moving 05/13 Gates/Front Landscaping / Pool 05/13 Re: Estate and titles 5Dec 01, 2007 9:38 pm Great, so council first, then back to the developer, before us .
We are wanting everyone to hurry up as we are on a 12 month bridging loan, so as soon as titles are out, the time starts ticking. At the moment the builders are telling us they take about 40 or so days to do their stuff, (and they wont do anything until its titled), then our slow council takes about 8 weeks to get things approved so before slab goes down thats 3 months wasted. Re: Estate and titles 6Dec 01, 2007 10:06 pm I know with our land we had to pay a deposit on the day of the land release sale ![]() ![]() ![]() Land titles will also be inspected by the council on the developers behalf to make sure the infrastructure the developers put forward to council originally have been met, that the pegs are in and outlining the individual blocks, that the cross overs are completed and they will inspect them for damages. They will also check street drainage and all that other crap, This is a quick phase. ![]() Then the developer can release titles to the owners. ![]() ![]() ![]() Gav & Vanessa Building In Melbourne (Sth East Suburbs) http://www.arkraider.blogspot.com/ Rawdon Hill Construction - Canterbury Heritage Re: Estate and titles 7Dec 02, 2007 3:01 am Quote: I know with our land we had to pay a deposit on the day of the land release sale . Not title release. Hopefully titles should be released before Christmas. Thats what we did too.... although it had been released for a few weeks, just not developed. We couldn't even get to the block to stand on our piece of land until last week, we signed up at the start of September. When we rang the project manager they said everything should be done by Wednesday. Maybe he got things mixed up *fingers crossed* I am hoping that everything is ready for us by christmas too, then we can start early in the new year. But you won't even notice it because you will just get told that the titles are released and you will need to pay the developers in the required time frame, I think our is 14 days from title release that we need to settle. I know, only through this forum that the building plans can take a while through council, anywhere between 1 -10 weeks before they are approved. I don't know what ours are like yet (City of Casey) fast or slow?
