I live in the Northern Beaches of Sydney and lodged a Development Application with Warringah Council about 6 weeks ago. When I looked on line to see where it was up to there is a document from the Development Engineers saying they have imposed a Conditions that I have to lodge a $1,000 bond with the council to "To ensure adequate protection of Council infrastructure. (DACENC01)" before I can get a Construction Certificate. When I looked through other recent approved DAs only some had this condition and many, for more major works than mine, did not. My question is - what the criteria for your assessor to require these development engineering reports? As I said my application was pretty minor the biggest change being a new deck out the back of my house. Also why is it taking so long when once again other DAs for a more complex and extensive work get approved faster. Any ideas? Our council has a quick DA service with a 30 day approval and the normal DA (slower) process. Maybe the others went for a quick DA instead of a normal DA. In order to obtain a Construction Certificate you must comply with the conditions applied by the development consent marked 'to complete prior to issue of a Construction Certificate'.
