Re: Cost of building a Basement 8Nov 25, 2010 11:15 am Builders do not like building down too many unknowns. As well as expertise in the area is scare. My cellar cost 3.4 * 3.4 * 2.2 (high). Was no more than $5,000, but that was my labour, except the excavator (i'm not that fit) which is also included in the cost. good luck Pulpo Re: Cost of building a Basement 9Nov 25, 2010 11:58 am Just to break it down a little further... 350m2 area. So lets say you have to go down 3m for a good height. 350 x 3 = 1050 cubic metres of dirt. Lets say all up it costs $100 a cubic metre to excavate and remove. Thats already 105k. Add to that the foundations. So its a 350m2 slab with foundations. Whats the general cost? Lets just say 35k. Retaining walls and waterproofing. Lets keep it simple and your house is a sqaure. 19m x 19m is 361m2. So you are building a 76 metre long retaining wall with waterproofing at 3m high. Again, rough numbers $100 a metre. Thats 76k. So Excavation 105k Foundations 35k Retainning wall 76k Very rough numbers. Probably on the cheap side. 216k for a 350m2 basement. I'd probably go for it. But it would need to have proper supports which allow me to build me rooms in when I need/want/decide. Re: Cost of building a Basement 10Sep 21, 2012 10:21 pm Hi I am new to this forum am considering getting a house built with a basement garage of 300m2 1.can anybody tell me what sort of cost of this basement garage should i expect in the goldcoast, qld area please? I believe it will require some form of screwpiling to bedrock 2.was told by builder that hebel flooring system would be lot cheaper for first floor. I suspect he is guiding me towards hebel flooring for his own personal reasons. I have also heard from another builder that there is some sort of 'bounce' with hebel flooring and this builder recommended slab for first floor.Has anyone had much experience with hebel flooring? so would appreciate also a rough cost estimate of slab per sq m VS hebel for the first floor? much appreciated david Re: Cost of building a Basement 11Sep 23, 2012 4:01 pm Digging is expensive. I would say more than the average sqm rate for your home. Plus, basements leak water like mad. I doubt youll get warranty against leaks in the basement. Look at any unit complex and you will see how the water leaks through the blockwork. Keep everything above ground. Sqm rates are deceptive. It depends on the size of the home and the inclusions. DIY, Home Maintenance & Repair to do it properly you need to dig out the garden and waterproof the outside of the wall.
