Browse Forums General Discussion Re: Anyone with Acreage - Come Say Hi 301Mar 16, 2013 10:33 am Hi As I read it you need another tank. If you don't link the tanks then the dwelling is only served by 22,500 litres, not 44,000 litres, so you don't meet condition 21. Our firefighting reserve is achieved by placing the outlet for the household pump above the 20,000 litre point on the tank, with the firefighting outlet at the bottom. Perhaps if you linked the tanks and put the pump outlet at the 10,000 litre point you could satisfy both clauses I have to say that, personally, 20,000 litres seems a bit small for your household water supply, even in a high rainfall area like the Sunshine Coast. If the builder and, especially, the certifier are saying that you need another 20,000 litres then you do, as the certifier is the one who has to sign-off. Paul Re: Anyone with Acreage - Come Say Hi 302Mar 16, 2013 12:22 pm Hi paulw11, Thanks for your quick reply. My next question is: Whose job is it to check these things on the council approval and when should they be brought up? As I read it, the 20,000 can be part of the domestic use 40,000, but I have no idea on how much water we go through really, and as you say 20,000 doesn't sound like enough for domestic use... Unfortunately for us, this is just another in the long line of issues we've encountered through this builder which has now led our build to be delayed by nearly 12 months & seen us out of pocket a lot more than we signed up for. Re: Anyone with Acreage - Come Say Hi 303Mar 16, 2013 1:18 pm Hi 200 litres per person per day is a good estimate. So, for a 4 person household, that is 800 litres per day, 5,600 litres per week. Your tank would give you about 4 weeks with no rain. You really want to avoid using the bottom 30cm or so of the tank water anyway because that is where sediment etc will collect. You also need to keep a minimum water level in the tank to keep it stable in strong winds. Paul Re: Anyone with Acreage - Come Say Hi 304Mar 16, 2013 1:35 pm Thanks for that info Paul. When you put it that way, 20,000 litres doesn't go very far at all does it...? Any idea on my question about whose responsible for this monumental stuff-up? Cheers. Re: Anyone with Acreage - Come Say Hi 305Mar 16, 2013 1:42 pm Hey everyone. We have 3 acres 30 minutes out of Hobart. Just finished building and will be moving in soon. Still need to work on the hard landscaping, driveways etc, and then I'd like to get the gardens going. I wish our block was as green as some of the pics in this thread! It use to be. Building has turned it all to dirt though. Build thread : /viewtopic.php?f=31&t=60288 Re: Anyone with Acreage - Come Say Hi 306Mar 16, 2013 2:05 pm Severely_Frustrated Thanks for that info Paul. Any idea on my question about whose responsible for this monumental stuff-up? Cheers. Well, I would have expected the builder to work it out, however even if he had you would still have had to pay for the extra tank... Re: Anyone with Acreage - Come Say Hi 307Mar 16, 2013 2:21 pm Paul, Ok thanks for that. If this had've come up 9 months ago when we got council approval, it wouldn't be such a big drama. But unfortunately for us, no-one at the builders has given our job the care and respect that it deserved and we are left to try and sort out all these issues when we just want to move in & forget the whole thing! Hopefully once this is all done, I can post some details and photos of my lovely little acre and quarter and regale you all in what has turned out to be possibly the build from hell... Nomie- looking forward to seeing pics of the place! AKB- Do you have any pictures yet? At the moment I'm wondering how to go about eradicating 'paddy melon' or 'pig melon' from our block... We have a good amount of grassy feed but the melons are starting to take over so we have to act fast! Yep we have booked in a removalist for this Sunday after noon. Crazy week for DH and I. We are in a bridal party for our friends wedding on Saturday. Will have to take it easy on the drinks so we are right for the move the next day! Haha. Build thread : /viewtopic.php?f=31&t=60288 Re: Anyone with Acreage - Come Say Hi 313Jul 09, 2013 12:22 am i am building on an acreage and can't figure out how big my veranda should be, it's at 1.8 now but i'm worried it's too small. we do have an alfresco at the back but would like the verandah to run at the back and the front of the house. The front is biggest concern as there could be not enough room to have some sort of sitting area. Any suggestions? Re: Anyone with Acreage - Come Say Hi 314Jul 10, 2013 5:16 pm Our verandah is 1.8. It is wide enough for a walkway and we have a bench seat by the front door, but it isn't really big enough to sit around as an entertaining area. Our Alfresco at the back is 5.2 x 7.2. Paul Re: Anyone with Acreage - Come Say Hi 315Jul 18, 2013 11:48 pm Ours is 1.8m wide as well (on the new section) on the old I thinks it's 1.5 I agree big enough for a bench seat or a couple to sit - not big enough for large entertaining (but wouldn't you do that in your alfresco area anyway?) Opps Elle sorry I didn't see the reply - Yes I have photos in my build thread we are at roof stage <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Anyone with Acreage - Come Say Hi 316Jul 25, 2013 9:42 am Hi, In the last 3 years I've gone from 1000 acres to 46 acres to 9 acres to 5 acres, weening myself off it. 1 4644 Wish you all the best.
