I don't even have a PCI date booked as yet...but it's so close I can taste it To help me get prepared, could those of you in the know please advise me as to anything I should be doing to get ready for the grand finale. A few questions... We intend to have an independent inspection. Can that occur AT PCI, or does it have to be scheduled for before hand? When does the occupation certificate come through? Who organises it? When should we be organising our home and contents insurance? Other than fixing up any problems, does anything else happen between PCI and handover? Providing there are no problems, how long is the timeframe between PCI and handover? A while ago I came across this thread which is excellent: viewtopic.php?f=31&t=33984 To answer your other questions from my previous reading of this forum and from questions I have asked my builder: I think you need to schedule in the inspection slightly before your PCI, some builders don't like having an independent inspector there on the same day as handover, however I think that you are perfectly within your rights to demand that they come along with you. The certificate of occupancy is prepared by the builder through engaging their building surveyor who must sign off on the building. This should be part of the PCI or at least be in progress. I think officially home and contents should be organised for the day that you get the key. Usually insurers can issue a cover note over the phone so I would probably only do this on the day of handover. I will be calling my insurer just before to make sure that I have this right though.
