But at least we have the biggest house on the street! Our site works were $5000 and our total cost has come to $182,000... so all up (minus site works etc) we've added $7 000.
We budgeted $180,000 so we're not doing too bad! Keeping in mind though that in WA we have to pay for floor coverings, window treatments and interior wall painting after handover! Re: When is enough .. enough? 32Jul 03, 2008 9:26 pm hmm the original house plan was 189 we did mods to it to get it to the house we wanted. that brought it up to229 then add 27k for siteworks included. We now have an additional 12k ( builders have offered to reduce 6k from our original 18k over budget site works costing given to us last week. keep fingers crossed more reductions happen. and we are doing about 31/2k of variations including additional power points, downlights, oven upgrade, extra tiling, solar hws So atm we are looking at around 268
ceiling and door, frames painting and external painting only. no furnishings: and with the 12k over the budget siteworks cost we might not have any for a while. Luckily we are unlikely to have any close neighbours for while. ' especially when I tell anyone eyeing off the blocks they will have to get the sand pads the developer put on the block, removed. house is approx 236 sq m not including garage and alfresco though. I think we are within our budget so far (seems like the only one here ). Mind you, we have to do flooring, window dressings, furniture, landscaping and driveways afterwards. Both me and DH were happy with standards (with just a few upgrades for the kitchen). I wouldn't mind more upgrades but we are trying really hard not to owe the bank too much money. A few of the upgrades we can do after handover. What cost the most was our land and we didn't want to over invest in the house. And joeygbh......I think you may change your mind about six kids after you have a couple. I can't imagine what it is like to give birth 6 times!! Re: When is enough .. enough? 34Jul 04, 2008 4:31 pm we slammed our budget, totally blew it, but we are renovating a 90 year old house which had been badly renovated so we always had fears.
As it clears up the next place i buy will have allot more planning and careful budgeting. We live by a weekly budget which means i know how long it will take to recover from said building budget being slammed so it makes my stomach a little more settled and helps me sleep at night. We are yet to choose our builder, the designer is still getting the final drawings together to get quotes from builders. Our plans are with council and have been for 6 weeks, but they haven't even advertised yet because our subdivision isn't finalised....and all the time costs of bulding are going up and up. We are not likely to start building until the new year if we are lucky as builders are so busy and I can't bear to think about what it will cost by that time. We are lucky as we are hoping to be debt free after we sell this house and the land, so if we do go way over budget (which is already more than I am comfortable with) I suppose DH will just send me out to work Scarey....I've been a stay at home mum for almost 12 years now 'chelle We have a hand-over date...15/10...but I won't hold my breath! http://people-in-glass-houses.blogspot.com/ Re: When is enough .. enough? 36Jul 04, 2008 7:21 pm I went back to work when DD was 7 months old as we needed the double income. I'm not sure how I'd cope being a stay at home mum but it would be nice to have a choice.
That said, our mortgage will be huge so its just as well I enjoy my job <most of the time> . In my defence I did say it was really up to the the better half...I had a client with 9 kids, (2 boys, 7 girls) last year... Besides, I didn't break the budget and choose the Brookvale 50 for nothing... 6 kids needs a lot of bathrooms and if I get a couple of each, I can have a girls room and a boys room - bunk beds all around! Or just just let it flow for 30years? Or just pay the interest now and sell the house later when its value rises?
Just interested with your plans. After 4 years - we're in! Most of the time, council will push you out to a private certifier as it ties up their limited resources. Where a builder has gone belly up, the certifier passes the file… 7 5376 As per title, unsure if my land doesn’t have enough fill. The house on the left seems to have higher elevation.
