Browse Forums General Discussion 1 Nov 08, 2010 12:14 pm Our block has an easement along one fence line. It says you cant build anything permament. Can someone explain what this is for, what it actually means? can we have trees there? thanks heaps much appreciated Re: Easement - what does it really mean 2Nov 08, 2010 12:41 pm It may depend on the council but as a general rule, you can't build over them, but if you do choose to pave/deck/plant over them, if they ever need access (i.e. dig up the pipes) you need to give them access - which means pull down or rip up anything over them. If you wish to build up to the easement you will need deeper footings for your house because of the disturbed soil (which will be added costs to your build). It would be a wise idea not to plant anything that has invasive roots over the easement in case they decide to rupture and get into any pipes. We have a 2m easement along the rear of our block and we have built in parts to within 30cm of that easement. We have planted a range of natives over the easement which I believe don't have invasive roots, and in all likelihood the council/authorities will never have to dig up the pipes under there. Currently there are some lovely birch trees there, not too big as yet, but not to sure about the roots. thanks heaps. renobeginner Re: Easement - what does it really mean 4Nov 09, 2010 12:05 am Native trees without invasive roots is a misnomer but yeah easement description is pretty spot on I went outside once. I was a little worried about the "little spotty" eucy but I'm willing to risk it being a dwarf version that will grow to about 3-4m tall I doubt it's going to be rupturing pipes. In NSW you would contact a Water services co-ordinator and they would give you advice as to whether or not… 1 12889 |
