So in ten years you are going to have alot of people turning 18 around the same time and that means alot of cars. Already because of the small driveways and garage space there are people parking in the street - double the number of cars and thats a problem. Older areas tend to have a more diverse range of ages living there and more space so its not such an issue. On the subject of house sizes I think the covenant was directed at keeping houses large to prevent people building cheaper units or houses that are suitable for renting. Generally big houses don't have very good returns for rental compared to smaller ones - no one around here is going to pay $500 per week to rent a 25 square house but they will most likely pay $400 to rent a 15 square house. I think it is pretty normal to expect a greater than average turn over of property in a new estate for the first ten years.
