seeing as there is no thread for this estate, i thought id start one up to share information and knowledge about the estate with others, current / future neighbours & residents and anyone else interested! My girlfriend and i recently purchased a block in the Stage 1 "Donovan" Release at Gregory Hills. We personally wont be building here for at least 2 years so it will be interesting to see the land around us being developed and the residents moving in, as well as the place coming to life. We chose this estate for a few reasons, but here are some of the key selling points of this land release: 1. 5 Minutes to Campbelltown Train Station 2. 5 Minutes to Hume Highway / Motorway 3. 10 Minutes to M7 / M5 Motorway 4. PRICE OF LAND! 5. NBN Fibre Optics allready installed 6. Recycled Water allready installed (no need for those big tanks saving site costs) (Update: new releases no recycled water) 7. Land was very flat, retaining walls allready put in, beautiful sized blocks. Again hopefully reducing site costs from builders. 8. Future Central Hills Business Park a few minutes away will have things like a bunnings like hardware store, tavern, service station, food outlets, home maker center and much more to come. 9. The Thomas Donovan Park in Stage 1 is excellent with BBQ Areas and large play area for the kids. 10. Hopefully there wont be as much people here as Oran Park will cater for which is only 5 minutes drive away anyway. 11. 2 Year Timeframe from when you must start building from the registration of your land. 12. No design restrictions in terms of facades etc 13. No builder restrictions in terms of builders you must use. 14. The retaining walls allready put in are excellent for dividing your land with your neighbours land straight upfront! 15. Highly elevated land there might be some more good points here but these are the ones i can think of at the moment. The only cons with the land is that yes it is a bit far out (having lived closer to the city) it is a 30min drive for me to work and the mrs, but we wont mind the travel. Also the land in general in the Camden Area is saline (salt) effected.... but when building what i say is always budget for a H class slab anyway. Most builders will be M-H these days. Currently there is Stage 1 Released with all but a few lots sold. I am told the land in stage 1 should be registered in December - Janurary. The Next Stage will be released in November / December i am also told. If you go out to Gregory Hills you will see they have allready started alot of the earthworks for the next release and have carved out the areas for the roads and as well as marked the land ready for retaining walls etc..... If anyone would like some info in regards to Development Controls for lots with <15mtr and >15mtr frontages let me know because i have the info here and am happy to help others! We have recently built in Camden Acres in Elderslie so are kinda neighbours Our builder Cavalier Homes are building display homes in your estate & would highly recommend them if you haven't chosen a builder yet. Good to hear there is going to be a homemaker centre there. . .nice and close to us. My sister is looking for land so I will tell her about Gregory Hills, can you drive through there yet? Gregory Hills is not technically open to drive through yet, however if the gates are open there drive on in and have a look. Just be careful if you drive in, as there is ALOT of big earthmoving machinery and tradies on site doing all sorts of things. The roads are all in and you can drive up to the estate. Every time i drove past there i was confused as to not seeing any houses or road being built.... but was wondering why all the land was being snapped up. It wasnt until i made contact with Ross @ Gregory Hills (Sales Agent) and he took me into the estate that i realised it was right at the top past the current works, and that at the front closer to Camden Valley Way is where the Business Park will be located. The display homes i would say are well on their way, alot of them nearing completion also. As with Oran Parks development, im just suprsied as to how fast these things move and take shape! You can view the lots for sale and when i was there last weekend, the Agent had just moved into the new Land Sales & Information Centre. They will be setting this up this week i presume. I also caught a glimpse of a Cafe which will be going in nextdoor to the Sales Centre, so another bonus for the residents! After all the land is developed which should be a 10-15 year release in total, this will be eventually sold off and residents will also move in. They have just sold their display home in Camden Acres so I guess they will be moving to Gregory Hills soon. . .will have to go for a sticky when the display homes are open. Put a deposit late Nov for our large block. Still going through the motions with the solicitors due to some special conditions but it should be signed this week. We're thinking of building with Fairmont NSW Homes. We like the accountability factor of the builder and also the St Thomas 33 house design is pretty good. I've modified the internal structure heavily to suit our taste. Hoping to receive a tender this week also. Re: [NSW] Gregory Hills - Roll Call! 8Feb 03, 2011 7:32 am Hi adgn & Liss88, i guess we will be neighbours soon adgn - the St Thomas 33 is a lovely home, i really love the extensive use of skylights and the high ceilings in that house. The mrs loves the master bedroom wardrobe *rolls eyes* The floor plan wasnt 100% to our liking and i would of had to extensivley modify it also to suit our tastes! Liss88 - we are still waiting for the 1st release to be registered, but it could be any day now (in my situation the longer the better though) They estimate your release will register approx July this year. Should have no problems with the contract, our solicitor was very happy and suprised at the ease of it all. Nowhere near as restrictive as some other estates where you need to have certain design regulations etc. As for homes, well our search for a home is a bit complicated, we really like a few houses (Avalon from Huxley & Milano with McDonald Jones Homes) for single storey. However we would like more backyard space so we can put a pool in there, so we may have to go to a double storey (Impression from Wisdom Homes and Nolan from Metricon - though i be dreaming to afford that house lol) In other news, was there last weekend and noticed that the park is 100% completed and open. Glad it benefits you guys though, I'll be in the opposite position having paid the deposit for the house last weekend - already expecting one or 2 small price amendments to the contract for a july/august land registration..I'll be building the Infinity One with MJH, can't recall the Milano design but I love their houses! The contract was all pretty straightforward and no surprises which was great and you're right, hardly any restrictions! Good luck with the house selection! Re: [NSW] Gregory Hills - Roll Call! 10Feb 03, 2011 7:13 pm Liss88, we love MJH designs as well we think they are very "practical" We originally were going to go for the Havana with Rear Master after a long decision between that house and the Infinity One The "Milano Two" is the new display home they have opened @ the Gregory Hills Display Centre. It has this awesome split level feel, and your land doesnt even have to be split level to get it (just need an extra $10k for that split level) but you also get 3mtr high ceilings in the rear living area of the house and it just feels fantastic to be in it. Hi adgn, The builder's way - it's a fixed price contract for 150 days and then after that it will be reviewed and if there have been price amendments to the cost of the house over that period, my price will increase $1,000 for each month for a limited amount of months before they can begin the build process...I don't think it's too bad if I have to pay an additional 1 or 2K to avoid their price rises. If you have any thoughts about that or different experiences, I'd appreciate hearing them. Re: [NSW] Gregory Hills - Roll Call! 13Feb 04, 2011 3:27 pm I've received a variation in my land contract to say they have until the 30th of Nov to register the land. They changed it from 9mths after contract is signed which would be sometime in Oct if i exchanged in Feb. For people that have already exchange contracts the legal sunset date is still end of Oct. It's very optimistic to say that the land will be registered by July/Aug when precedence shows they are running 3 mths behind. The first release was supposed to be registered last Nov. So in the end you could be paying quite a lot more than the anticipated price increases by paying the deposit for the house now. In my situation i am likely going to build with Jandson homes(Eclipse 18) and their price increases are about 1.5k every 7-9 mths. Things should still work out better for me as I was able to take up a promotional offer with the builder. Asked for an update this week from the sales office and they said the second release is still on track for July, guess I'll keep my fingers crossed Hey mandv, Was at Gregory Hills yesterday with my mum - she fell in love with the Milano 2 - it is a lovely design...saw the park too - was a little funny seeing it completed with nothing else around it Still waiting to put down the second deposit and exchange contracts for the land - my solicitor went back to them over deposit size and I didn't hear back all week...will probably have something sitting in my inbox now that I've said that...having put the house deposit down, I received my colour selection kit on Friday too - sooo overwhelming! haha Hopefully we hear soon from some of the people that will be building in the first release - must be excited now that it's registered and ready to go! We are still keen on the milano 2 as well we might be putting something down on it in the near future. But we are going to make a trek to newcastle to see the milano 1 first. Also it looks like just up the road contruction has begun on the first houses in the new South West Home World which is set to be massive and rival the one they are opening in Kellyville later this year. I can see metricon has allready started contruction on their display homes. I might wait to see what homes are built there before we make a final decision. If you are paying cash it is 5% minus the deposit of $500 (yes that $500 is included and comes off your purchase price) if you are paying from a bank loan it is 10% i think. Yeh i didnt even know about gregory hills but i was out that way just looking at display homes around middle of last year, and they still had the gates up. I called the number on the website and we had to be taken to see the sites, and left it at that for a while. After a few more months passed and it was October, we saw the gates were open so we just drove in ourselves and to our suprise almost all the lots had been sold. However many of them went back on sale (as many lots were reserved for developers to build house and land packages, but some developers couldnt not sell them, and Gregory Hills made the land available to everyone again) and thats where we came in and we were lucky to get a nice block of our choosing in the 1st Release! But yes now the gates are open, the display homes are open as well, the sales center is open, its all coming along! It was packed last weekend there we went to see a few of the houses again lots of buzz from people coming to visit the estate and the displays. Im personally banking on the fact this area is going to turn into "the Rouse Hill of the South" - my parents aquired land in rouse hill when there was nothing there - now look at it. For them to building a homeworld to rival the one in Kellyville just up the road from Gregory Hills is saying something. I hope Camden & Liverpool Councils + the State Government really pull their fingers out and start cracking with infrastructure. We are getting 2 shopping centres within 5 minutes, plus we allready have Narellan Town Centre 5 min up the road, we are getting new schools, and a whole lot of new services in Oran Park town such as libraries and an aquatic centre i heard is even on the cards. Luckily stage1 is far away from it but the rest of the burb will not be so lucky and might detract from expanding further past stage 1.
