Thanks.[/quote] Hey there mmr025 Our experience with Vesta Homes has been quite positive and they have been very flexible with us. In regards to the house we are building we initially started looking at the Mirage 22 VH2 http://vestahomes.com.au/wp-content/uploads/2014/07/Mirage-22-VH2-flyer.pdf and from there we wanted to make that design bigger and asked about going 1 metre longer and 1 metre wider which they were happy to accommodate and draw up plans and price for us. From looking at the larger size we actually felt the Amazon 25 http://vestahomes.com.au/wp-content/uploads/2014/07/Amazon-25-flyer.pdf was a much better fit for us and gave us a house with more room and storage. We moved some rooms around and made a Home Theatre room and this was all fine and easy process to go through with them. We initially had some issues with delays in getting a refinance and accessing our equity and Vesta Homes were really great through this and allowed us time to wait for banks to sort themselves out which took close to 2 months. Other builders would put alot of pressure on to get some money and signatures but they worked with us. Their inclusions they told us in the display home that's about 95% of what you are getting so if you liked what you saw there then thats what you should get or possibly better from what they told us. For some things you may not get alot of choice of as they bulk buy their products to lock in prices now so they wont go up later but from the choices they have they appear to have some options. Some things like any builder can be expensive when the builder does it like we have been advised its like $3500 to install ducted vacuuming where as you can get this for like $2000. Overall though its been an ok process but our land does not register until Feb/March 2015 so we wont know how the actual build process goes until then. Only thing I worry, I didn't find anyone who are in the building stage or have post-build experience. I mean their finish quality, issues in the building stages,etc. I didn't hear their name before until we visited Gregory hills display houses. They seem to be new or may be I'm wrong. The lady and I have recently secured a block in the Turner rd release which I believe to be the private development of a farm. Joins up with Enterprise Drive in Gregory Hills. Registration is due for January so we're just getting through the initial stages of dealing with the builder (McDonald Jones). We managed to get on our land for the first time, as it is near completion and ready for being registered. When we arrived at our block we found a double communications pit directly in the path of the Driveway. We have limited options to moving the location of the house as we have an odd-shaped block, so the house will not flip, and to move the house to the northern end of the frontage would means our side back yard would be on the south of the house in the shade. I am working with Dartwest at the moment, and they are looking into if it can be relocated, which the distance it needs to move is not looking good, as it is a junction that leads to the pit across the road. The other option is to put the driveway around it, so if that is required Dartwest have so far have been helpful and will assist in getting the necessary approvals, which will be from opticomm as the owners of the pit. The pit will need new lids that can be driven over, will also need to know if the pit itself needs an upgrade... I just need to make sure that I have everything in place with regards to building over the pit before we confirm the position of the house. Last thing I want is to build in that position and not be able to put in the driveway... The Double ones are related to junctions which are when the comms line needs to cross a road, so they will most likely be found at a junction, our issue is that we are on a T junction with the road heading away from the front, the first houses on the other-side of the road start just after the t-junction, add into that the padmount substation, which the pit had to be 5m away from, and it is placed in front of our house. The shape of the land and the Padmount made it difficult, but we checked with Allcastle and the house we wanted will fit and would only need CDC approval, and it fitted quite well, we have had all the plans sorted, picked the outside colours, more or less everything that can be done before is goes to council, so just waiting for registration and checks from S149 (I think) and S88B. I suppose it is just bad luck for this to happen now. The lucky part is we still have 3 months before we need to confirm the location of the house, hence why I am finding out all this stuff now... We are facing bushland, but with the Bike path, and the Road in front is enough to push us into BAL12.5, for you to be in BAL29 you must be almost backing onto bushland. Have you had an assesment done yet, we still need to get ours done, but I managed to get a copy of the Bushfile assessment for our stage, which shows the very front corner of our land in BAL19, but the building area in BAL12.5, I will be using that to make sure that our assessment is not higher than BAL12.5 I did also read in a previous post that some people had there bushfire assessment lowered as the park/reserve was classed as managed. It is not directly next to the bushland as the street separates it from the reserve. At the moment, there are no trees yet and I think they will put a small creek as well so I hope they will classify the reserve as "managed". I haven't done my contour survey yet as I haven't decided on the builder. Who does the assessment to confirm the actual rating - Camden council? Is this something that can only be done when I submit the plans to council? The reason they stopped was probably due to the drilling only being 500m away from residential areas. I believe they currently need to be a minimum of 2k's away. Anyway, the reason I asked the question was just to find out if people currently living in the area are following this or if it is simply a non-issue? Hi, mine is a corner block and the facade treatment is I increased the master's ensuite by 600mm so it sticks out from the side of the house facing the second street. Then I added moroka finish to the side external wall. Not sure if this is good enough as nothing is final until council approves it.
