Land registration is still a long way off at March 2015. It's good to see all the housing coming along. We (my girlfriend and I) are looking at possible builders and are getting pressure to lock in prices now to avoid future price increases. I assume this is a common sales tactic, but did anyone find significant price increases from builders while they were researching? Beechwood - we found a plan that we liked and their prices seem rather low compared to others (this i am very skeptical about). Provincial - We like the standard P class slab. I am a firm believer in not skimping on the foundation costs. I locked in both homes with a fixed price. I saved $000s on doing this. It was 6 months from contract signing to the house starting construction, my land was already registered at contract signing and there were two significant price increases after signing. The second construction, the land wasn't registered... I fixed the price again for a month after the land was supposed to register.... The block registered on time without delay but my finance nearly didn't come through in time... I applied for it last July and it was approved for three months but I needed to reapply in January again. The land component was valued and drawn down in February, but the revaluation for the building stage took forever and I had two weeks to get the approval before my fixed price expired... I was stressed but it came through with two days spare. I have gone through two price increases since locking in that price. Do your research before you sign, compare inclusions as that's what makes it value for money. Try to get fixed site costs, not provisions, as that is where things will likely increase. And then pay for the price to be locked in, ie no further price increases take effect... It's a long way off until March '15... I think you will save the July and December price increases, most companies increase every six months, some every three months. Re: [NSW] Gregory Hills - Roll Call! 977Apr 22, 2014 8:29 am whatever builder you go to, make sure that they give you PLENTY of time, as for example, tender is usually a certain length of time (eg. 3 months) and then every month after this time you will have to pay a penalty or fee ($1000 a month with our builder) Make sure any builder you go and sign a contract with so far ahead before you are building you ensure that you cover yourself not only up until march next year but even say 2-3 months after as many times the registration takes a few weeks / months longer than estimated. First home buyer here although at the moment, no home yet just land Please bear with me if I sound naive when it comes to the process of building a new home and may ask silly questions. I've already deposited 5% for my block of land from the recent Waratah release. Dartwest said that land will register in March next year so I still have plenty of time. It says on the contract that the sunset date for the land is July 2015 though. I'm getting excited and started looking around for potential builders. However, seeing they only offer 6 months on the tender, they aren't very keen in entertaining me as they think it's way too early and they told me to come back in October. Just wanting to ask fellow forum members who have been residing at Gregory Hills already if their land actually got registered in the same month Dartwest announced 'month of expected land registration'. I've heard that sometimes, delays can go for months and it would be disappointing if this happens after locking in the price of my tender for the house design and it goes beyond the deadline. 30/01/16 - Site works commenced 02/03/16 - Piering completed 19/03/16 - Slab poured 06/04/16 - Frames completed 15/04/16 - Fascia/gutter/roof rail installed 20/04/16 - Roof tiles completed Re: [NSW] Gregory Hills - Roll Call! 979May 08, 2014 9:28 pm My land registered when they said. I was told March when I bought the block and it registered mid February and I had to pay the balance two weeks later on February 26th. As long as the weather is good, I don't expect t delays. Re: [NSW] Gregory Hills - Roll Call! 980May 09, 2014 9:14 am for us the land registered 1-2 months later than they said. we bought in one of the earlier releases. due to popularity they are bringing forward alot of the land for sale. the reason why home builders dont want to entertain you right now is because of future price rises. Find a house you like and approach that builder. do some hard barganing and tell them in your contract you don't want to pay any fees / penalties for exceeding the tender period. If they really want your business i am sure they will be accommodating. Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11055 Thanks again Simeon for being so elaborate.
