I would really appreciate if anyone can provide some information for the following questions: 1. If I want to build two 20sq townhouses, with average fittings and fixtures as I'm an investor. Roughly how much would it cost me to build the two townhouses? Including everything...like builder's fees driveways, landscaping, tiles, floorboards etc. (but excluding costs associated with planning permits and architectual drawings) 2. As cashflow may be an issue, would the cost be greater if I build one first then sell it and use that money to build the second townhouse? Is that feasible? and How much extra would that cost me compared to building two townhouses simultaneously? 3. General tips when selecting a builder. What to look out for? All comments are welcome. Check with your council. This is all before you apply for building permits. If you use a builder and don't owner build, the costs could be $10K - $12K per square for a basic fitout. If you want more luxury it could be more like $15K+. Metricon are building a number of 2 lot townhouses in the area - Look at the block on Mont Albert Road near Campbell Rd, where they are building two townhouses. You might want to get a quote from them to do the total project including planning, so at least you know what a project builder would charge, and then know whether you can afford to do this. I'm sure some of the other project builders in the area, including G J Gardiner Homes, Burbank, would also do dual occs and 2 lot subdivision builds.
