Browse Forums General Discussion 1 Oct 25, 2010 12:31 pm Hi, I was wondering if anyone had any ideas for a house design for a sloping corner block with northern frontage, southern views, and an eastern sidestreet. We are located in Sunbury, about 35 mins NNW of Melbourne. The block dimensions are approx 22 wide x 45 deep, with 5.5 metres of fall from front to back. Considering the fall, we were thinking about trying to place the garage/ workshop on the eastern sidestreet about halfway down the block and build the house over it, so all the living-kitchen-dining-entertaining areas take full advantage of the 200+ degree views over the local area, streching out towards the city in a SSE direction. I have been going crazy with heaps of designs to take advantage of the slope, the 9metre height restriction, the northern frontage and the southern views, but every time I get started on a design idea, there is always something that I can't get to work. We know we want a modern style townhouse/ luxury apartment feel, so we are trying to take a little inspiration from these. Looking at approx 32-36 squares of living and about 8-10 squares extra for the garage/workshop area. 3 main bedrooms with a 4th guest guest /kids study Large kitchen, ensuite, laundry and workshop. Lounge with small media room off to one side Not sure if its better spreading out with two levels with no cut, or maybe three level with the garage cut in a little. We would be happy to walk a half flight of stairs to get access from the front. I figured if I only gave the essentials of the block, our basic requirements and where the views are, someone might come up with something we had never thought of, rather than steering people to try to find solutions to my many and varied partial designs. I think I have covered most of the essentials...if anyone has any ideas, i'm all ears Cheers, Dan and Sarah Re: House deign ideas for sloping corner block with city vie 2Oct 25, 2010 3:11 pm I would say building over your garage is okay (check with council you can have a garage and crossover on the secondary street and what the setback would have to be). In terms of sloping sites having split levels is always something I recommend as it reduces the cut and fill levels obviously and leads to a home with more character. Its a bit hard to be more specific without viewing a survey and pics of the site and spending 2 hours coming up with a design. The biggest challenge you will have is not breaching overlooking (ie privacy) restrictions from the living area's over the garage to the rear or side lots. The setback on the side street is 2 metres, so if we have the garage door facing south it should also comply with having enough room for parking past the footpath. mdzzj, spot on!
