We have already had preliminary talks with some builders a while back before DA approval etc and the differences between discussions was like night and day....... At the tender stage I was delivered high level costs for the major components of the build (eg Windows $20k, Kitchen Stone $8k, Bathroom Joinery $6k etc..) from each of the builders. From there negotiations continued to agree a final price. I think the type of discussions are dependent on each builder and in my opinion those discussions should give you a feel for the builder who is most suited to what you want.
