Browse Forums General Discussion 1 Oct 20, 2010 8:18 pm Evening all, This is my very first post so please be gentle We have neither bought a piece of land yet, nor a house. In my house fantasies, and based on the hideous floorplans we have come across so far, I have spent plenty of time trying to design my "dream" floorplan. And yes, I am totally aware that the eventual house, whether we build or buy, will be dependent on the block its actually on. So my question is, why are all these new home designs, a lot in excess of 300sqm, continuing to have minor bedrooms with smallish dimensions? Even the 40 and 50 square houses have these rooms at about 3.5 x 4m, 3.2x3.5, and even 3m x 3.2 etc. I just don't get it (not to mention the loads of wasted space in other areas ). Another question, does anyone actually know of project home builders where the standard size rooms are close to 4x4? I'm not the sort to think bigger is better. We went to see an established home that was for sale, and all their bedrooms were a minimum of 4.5x5m, which seemed huge and too large for what we want. So am I dreaming that this exists? Will it all come down to a custom build? The exception is amster suites with a space as a parents retreat. Our current house has large minor rooms and we actually prefer to have the shared kids playroom and the greater space in the living areas where we spend more time being active. Hope this helps. See, we'd also like not to have too many living spaces, just a separate "formal" lounge, but thats more for escaping the kids LOL, and then also a family/rumpus area too. No home theatre, no extra play area upstairs, no 3rd, 4th and 5th living area (we'd like to keep seeing our family on a regular basis ) I guess that one of our theories is that we'd like to be able to comfortably fit a queen size bed, bedside tables and maybe a desk in each room, without knocking into furniture all the time. Plus if the kids do move out and then move back in or visit etc with their own families, then they will have enough space to do so etc. Re: Any home designs with 4m x 4m standard size minor bedroo 4Oct 20, 2010 8:34 pm Our minor bedrooms in our current build are 3.5 x 3.5m- which is more than adequate for a queen size bed etc...the master bedroom in the rental we are currently in is actually 3.5 x 3.5... Back in the '80's when we last built bedrooms that were 3x 2.5 or 3.5 x 2.5 were pretty common except in the upmarket houses. I remember wanting to push our minor rooms to 3.5 x 3 and one to 3.5 x 2.7 and this was considered big by a major display builder at the time. Less than 5 year later this was considered small. Many older houses, like our last house which was built in 1959, have larger minor bedrooms - often the main and 2nd bedroom would be same size - but these houses usually only had 3 bedrooms, sometimes 2 and a sleep-out, not 4+ like many modern homes and families were larger - ie it was assumed the bedroom would be shared by at least 2 kids whereas today most people, especially those who can afford 40 or 50 square houses, would be having a bedrooom for each child. Our minor bedrooms in current house are 4 x 2.8, Im happy with that. By the time you add in a wardrobe those old size bedrooms aren't quite so big. New homes may have smaller bedrooms but the robes are already built in so you don't loose that big chunk of space to some ugly wardrobe. Our minor bedrooms are all bigger than 4 x 4 except the upstairs one. It is nice to have the space but there are disadvantages. You tend to just load them up with "stuff" just to fill them, cleaning is a chore, heating and cooling is expensive, especially given no one is in them for 16 hours of the day. All in all for me the spaciousness outweighs the negatives I guess but sometimes I think for kids rooms we would have been better off with some smaller options. I would always prefer 4 standard bedrooms instead of 3 big ones. When it comes time to sell the four bedroom one is always worth more any way. Re: Any home designs with 4m x 4m standard size minor bedroo 13Oct 21, 2010 8:00 am Depends on your circumstances, Bstar - we deliberately built a 3 bedroom house with larger liveing areas - a 4th bedroom would just be wasted space for us with only one child at home and there are many old and new 3 bedroom houses where I live so selling shouldnt be a problem - but I didnt build with the selling angle in mind anyway. So, for example, a smaller room with high windows has more wall against which to place furniture than larger room with awkwardly located windows/doors/wardrobe. I have noticed a lot of display homes have upstairs bedrooms with high windows, which might mean that they work well even though they are not big rooms. They are plenty big enough. Our master bedroom is 4.5 x 4.5 - again not including WIR / ensuite / built in linen. It is huge!! You should look at Westminster Homes if you are in Sydney. Bigger minor bedrooms was one of our considerations as well when we built so this is why we liked our plan. Our smallest bedroom (which we use as our study) is 3.2 x 3.2. I personally feel it is a bit small for a bedroom as such but perfect for our study. Our master bedroom on the other hand is also quite large and spacious (I love it!!!) at 6.1 x 4.5 (plus ensuite) Re: Any home designs with 4m x 4m standard size minor bedroo 17Oct 21, 2010 6:46 pm A couple of the National Builders Group plans have largish secondary bedrooms; I think the Entertainer in particular out the 2storys and the Mandeville (larger version) of the single story ones. It's something very relevant to me as I will be having one of those secondary bedrooms - my sister will have the 'master' bedroom. I also want the girls to have the option of sharing a room for as long as they like (twins do often want to!) and a 3x3 just is not really big enough. Status: sold our first house, moved in with parents, bought our second in Pakenham, still planning to build in a few years time. I guess I should have clarified in my OP that I would assume that the 4x4 would include a built in wardrobe too, so effectively reducing at least one dimension by about 60-80cm? So that would take it down to 3.2 x 4m. A lot of this desire is also based on our current rental. My daughter's room is about 3.3 x 3.6 with a built in wardrobe, and I just can't see it being big enough with a QB and desk. I absolutely hate running into furniture, so maybe thats also influencing my decision. Which brings me to another question - when you look at dimensions on floorplans, are they from wall to wall or from cupboard door to wall? I always assumed it was from wall to wall, ignoring the BIRs if it was not along the full length of a wall. Or does this just differ from builder to builder?
