Browse Forums General Discussion 1 Oct 19, 2010 10:04 am Okay I have asked this before but my question wasn't too clear, so i am asking again hoping for some feedback.. I am building with Big M - we have a 16 week build time from site cut date to practical completion. Site cut date was 23/8/10 so my calander calculations 16 weeks from there they should be finished by 13/12/10 Is my thinking correct that we will be given the keys on 13/12/10 or is there any other hidden waiting weeks I need to factor in? I would love them to be finished before that date - and given after the 16 weeks are up they have to pay us $300.00 a week you would think they would be....(maybe) Because we are relocating I have asked if I can be notified if it would be completed by 13/12/10 but they advised they can not give me any indication...... Understandable, but would be so much help if they could! Because we 10hr drive from our build we cant even see the progress which sucks big time the only updates we receive are from our SS whom isnt too big on the info. Its week 9 of the build and I know our house has been bricked, fittings have arrived and kitchen this week.......... If anyone out there has had any experiences re the building time or know of any hidden weeks I am not factoring in please, please let me know!! Re: 16 week build time 2Oct 19, 2010 10:54 am Is it actually 16wks or did they state the time in days? If they stated days you need to read the fine print carefully. They may be able to claim wet days / public holidays etc as well as actual "work" days. Our contract with our builder was stated in days not weeks and they claimed a few wet days plus only weekdays counted not weekends. Some things are worth waiting for. Re: 16 week build time 3Oct 19, 2010 11:20 am Not sure about the big M but with my builder, they offer an 18 week guarantee from council approval to handover. Marking 18 weeks on the calendar from council approval date marks the handover date. I think there are a maximum of 5 days delay for things like extreme weather etc that they could possibly claim, pushing it out to a maximum of 19 weeks. If for whatever reason handover is not possible after the 18 weeks, they start paying me (around $400 a week from memory). So to my knowledge, yes - your handover date should be 16 weeks from start date (or approval, depending on the builder). Building at Warner Lakes in sunny Queensland. Building with Bold Properties. Your house must be alot bigger than ours - ours is 21 sq. We are getting tiling of living area, kitchen etc after handover (Metricon is doing wet areas) and carpet and wardrobes also after handover so maybe that cuts a bit of time?? I have spoke with Big M to confirm and they have advised - 16weeks from site cut to prac completion - we have signed off on the 16 week build and if its not completed by 13th Dec they do pay us the $300 a week. So I am on the right track - then allow 10 working days for any fixups. (this is only from site cut date) with land etc we have been going since Feb (if that makes much difference) I thought it was the normal as Big M do offer 14 week builds... Ok, to be fair - we are building a custom home with a very small builder and he did say he hopes to have it done in 9-10 months but 16 weeks? - that's FANTASTIC!! I spoke with SS manager today and they are 5 weeks - 6 weeks at the most away from completion - Yippeeeeee. We are relocating as I mentioned before so we head up in 4 weeks - I haven't even seen it only photos from friends so I can not wait to do a walk through! They then took a further 33 weeks. This was after I was told repeatedly that it would be no more than 16 weeks. So don't make any plans around so called promises. Re: 16 week build time 18Jan 12, 2011 2:39 pm Mine is a 20 wk build. The count starts on the date of the site scrape and finishes at PCI. If they keep to the build time line and reach PCI in or undaer 20wks then after PCI they can take as much time as they want since have completed the build to PCI stage in the allowed time frame stated in the contract. They generally wont stall you after your happy with the PCI and have given them the final payment,nobody wants a highly irate customer waiting around for the keys!
