We are wanting to renovate a post war--small 2 bedroom,one bathroom, one lounger room, lowset house on a reasonable size land (Flat). In the 10 k zone of brisbane. Never done this before and we seriously need advice. 1. know of any good builders who specialise in this 2. Is it worth raising to capture a potential city view (the land is high) 3. Know any good house designers,arcitecs? 4. Would we be really costly and lead us to overcapitalise? OR is it best to demolish and build new financially-- 5. How long would it take ? Re: renovation post war home 2Oct 26, 2010 7:58 am Hi Marg I'm doing something very similar in Stafford Heights. Post war 3 bedroom. We are not raising, but extending and removing internal walls. The first thing I would do is take a walk around the suburb and look at what everyone else is doing. This will give you an idea of what the market expects in the suburb to see if you might be over capitalising. If you get a chance make friends with a real estate agent and get their opinion, ask them what buyers are looking for in your area. Next hit up **** or any of the other local tradie type websites to find a local drafts person and builder. We appointed a drafty first (not an architect too expensive) and had them draw up plans to our liking. You do know what you want correct? No point getting to the plan stage without knowing what you want. We spent months going through real estate photos and magazines making a scrap book of things we like wanted. This will make the drafts persons job easier and quicker. Next find a builder (tradey websites) and show them draft plans, ask them where you can save money.
