We are just toying with the idea of demolishing and rebuilding our home here in Mulgrave, Melbourne. Have been doing lots of research and visiting lots of display homes. Tuesday we have an appointment with a local banker, so fingers crossed he tells us we can borrow lots and lots. My first silly question - hubby thinks we can sell of our bricks and floorboards. Are we able to do that and do we just place it in classifieds? Second silly question - do you apply for loan first and then start searching for a home, or can we get some consultants from companies in to speak with before even getting close to having finance in our hot little hands? I would also talk to finance people now, so you know if you can do what you propose etc better to have as much knowledge as you can, before selling those bricks!! good luck and I am sure it will be a fab new home once finished. Just moved into our knockdown and rebuild house. You can sell bricks & floorboards, the only problem is timing. My aunt waited 2 years to "sell" the weatherboard house on the land she redeveloped, but in waiting those 2 years the costs of building increased beyond what it would've cost just to demolish the place. You can also speak to wreckers, demolishers etc and see what the salvage value of the house is. As for finance, depends on your equity etc. If you're confident of getting a loan, go ahead and speak to all the builders and get a rough idea what you can get for your money, doesn't cost you anything to get started until you start leaving deposits. We saw the lenders first as well to get an idea on how much we could afford to borrow.
