Browse Forums General Discussion 1 Nov 21, 2007 2:48 pm Hello all...
I am in some serious need of help. I am a complete know nothing when it comes to building etc... What I have is a small business I am opening and I need to put up 2 small offices. But I need to do this for really really cheap, as my funds are dwindliing fast. I have priced doing things "correctly" with timbers and gyprock etc... but its a bit high... The walls do not have to be soundproof/fireproof or anything... essentially just a wall to floor partition would suffice... Any suggestions on how I can tackle this? J Re: Need help/advice on how to build some walls for an office 2Nov 21, 2007 3:03 pm Grab some 4 x 2 pine - or even 3 x 2 or thinner.
Coach bolt a top rail into something significant in the ceiling. Dyna bolt the bottom rail into the concrete (or bolt/nail it into the floor). Cut your uprights & skew nail them into the top & bottom rails - you can get away with 450mm or even 600mm centres. As far as sheeting, the simplest option would be plywood sheet, with plastic joint strips, tacked to the framework. You only need to 'sheet' one side. Gyprock is nice, but requires more work, and painting. If it's DIY I'd be using gyprock as the material cost difference isn't great enough to warrant the saving of the ply, but if you have to pay a plasterer, but you can DIY the ply, then definately go the ply. J If you don’t mind me asking, what type of business are your starting? How you finish these walls may impact on what your clients think about your business. Hate to say it…but appearance is everything if you want to be taken as a professional. I really only need the offices for a desk/computer to do all of the sales/admin. Once the business is up and going I can always knock it down and put something "nice" Re: Need help/advice on how to build some walls for an office 5Nov 21, 2007 7:21 pm Ok… fitness studio. You will get away with makeshift walls, good for you I hope it all goes well for you!!!
Why not look at getting some stand up partitions, to put where you need them. They can be moved around, give you just enough privacy for your office area. OR….put some rods up and hang brightly coloured curtains as the dividers. Your fitness gurus want mind that at all, very cheap alternative for you for now. Also you can go to a cheap wholesale place and buy some bamboo blinds, hang those from the ceiling. I hope this has give you some ideas to follow with. http://www.officescreensdirect.co.uk/im ... itions.jpg Internal and External Building and Colour Consultant Online - Worldwide http://www.denovoconcepts.com Re: Need help/advice on how to build some walls for an office 6Nov 21, 2007 8:21 pm How high is the wall and how long?
If its under 3.0m you can use 70x35 pine framing ( about $1.70/metre) You cheapest sheeting option would be some 3mm mdf (about $8 for 2400x1200) which you can leave or put a coat of paint on. The sheets won't be particulary strong but will do the job. Thank you so much for the effort. We will use it to talk with builder. We also had idea of building duplex instead and seeking suggest ions. viewtopic.php?f=31&t=106744 11 13817 Hi VK, I am now retired however I have stood beside over 300 owner builders in the past 18 years that have successfully built their own homes.
