I am planning to buy a corner block in The Ponds area (Purely based on the cost) and appreciate your thoughts on disadvantages of a corner block?

Only problem we had was that while it was technically a bigger block, we had to lose some of that to take into account 2 street frontages. The design of our house was fine but we did have to have the driveway on the side of the hosue that was the furthest away from the corner. Hope that makes sense. We are building a corner home in the Iris block. While there are a limited number of builders who have corner designed homes and we had to make some changes in order to create street appeal in line with the Design Panel, we are happy building on a corner block. We consider there is more upside than down. The front and the other street side that shows. Most requirements will ask you render both faces = more costs. Trespassing is one disadvantage & the site collects junk (coke cans, fast food boxes).......... Also it helped that the house we chose suited the corner block. The display home that we viewed was also on a corner and while we couldnt build on that side strip of land, as this is our good side of the house it worked in our favour as we have more outdoor area and openess the extra costs we had were Fencing (one side we had to pay full price) - around an extra $1k - but can choose any fence we wished and didnt need to negotiate with a neighbour Render to side $1k - this will depend on estate Our block was in the order of $20k cheaper than same frontage blocks We chose a corner where the side street is very small (there is only around 10 houses up the street) As for the nature strip, we are going to plant ground covers along that side and let them go wild. HATED IT. People would take short cuts through our yard rather than following the footpath around the corner. Garbage trucks would go around the corner, then reverse back to do the other side of the street. Two lots of nature strips to mow. Sense of very little privacy, as one neighbour's side yard looked directly into our backyard, also our backyard was right next to the street/footpath. Lots of rubbish/junk mail would end up in our yard. Car noise, slowing down, speeding up to go around the corner - felt unsafe at times wondering when a hoon was going to end up in our living room. The house I grew up in (that my parents built) was also on a corner block, and we always found that it offered more privacy from neighbours - I couldn't stand living in a house were I felt pigeon-holed by colorbond fencing in an estate where all the blocks are side by side like a packet of tim tam's IYKWIM... Very private and quiet New estates would be very different me thinks Re: Disadvantages in a corner block 16Oct 06, 2010 9:32 pm You can also lose some of your land due to side setback - so the side that is along side the road can be cut back by 2 metres or so and if you have a 15m frontage block, your actual area to build can be reduced by 2 metres on one side which then results in really only have a 13m frontage block (obviously this is an example - but it depends on what the actual depth of the side setback is). This can really reduce your choice - obviously it depends on what size house you want to build to - so this may be totally irrelevant. But we too just moved out of a place on a corner after 5.5 years and agree 100% with everything that Erin listed - we faced exactly the same thing - especially the hoon thing. Biggest advantage is one less neighbour, more privacy and much nicer outlook, block sizes tend to be larger. If the house and yard is planned correctly for the side you can minimise problems with people walking down the side or taking shortcuts. Never had that problem with our corner blocks. Also the neighbour at the back, well our yard is on their blind side and their house is built at a lower level so no problems with windows or anything. The side setback isn't so bad.. I just wish I had that 2 meters extra in my back yard, I am planning little plants (Knee high bushes) around the corner so people don't cut! Lazy things... I'm also hoping it wont get too busy! I'm afraid of hoons around the roundabout, actually hoons in general! I'm lucky as well, I only had to put an extra window in and not do any side rendering.. After they moved in, they installed timber front fence so people couldn't cut through the front yard or peek through their window. They also mentioned that it is a bit more windy ( theirs is a double storey) For corner treatment, I think it depends on the covenent/ developers. We are in a new estate, I found a lot of corner blocks recently completed have far less corner treatment than those built a year or more ago. E.g. they don't have render, some even don't have windows on the second facade. Maybe you can enquire the developer what types of corner treatment you need and whether front fence is allowed. I saw some houses in the corner block built a gate on the side fence, so the trailer/ caravan/ big shed/ trampoline would easily be assessed. 4 14292 Dear all, Requesting your help in relation to a CDC code.
