I've updated and converted this to another worry, similar to the first. Post and picture down the bottom. --------------------- Hi all, Our nextdoor neighbour has just started their site scrape and had all their pipes laid in preparation of their slab. The reason I am concerned is, that when our slab was done, we seem to have been "dug" deeper in than them. Now their block seems to be about 20cm higher than ours. Also due to the fact that the neighbouring houses that have been done earlier, have dumped their excess dirt on the lot Are we likely to end up with all of their rainwater run off flooding onto our block? I did a quick search of the forums, but my mind at this time of the day is mush, and I didn't come up with much. Should I be looking into retaining walls for this height, or drainage of some description? Am I stressing/wasting my time over nothing? Any advice would be appreciated. Thanks Re: House lower than neighbours and water run off. 2Sep 29, 2010 9:35 am Bulk stormwater from neighboor's roof and driveway should be fine as it will connect to either the street or an easement. Run-off from garden beds, lawn and minor pathways should also be fine as it doesn't sound like you are on a sloping block. You may need to look at a small retaining wall if the difference in finished levels of the 2 blocks ends up being 20cm. You should get a better idea once their slab is down. I would include pictures, but I haven't been able to get to my block when the light was good enough for my poor camera. They seem to be building very close to the fence line, which in itself doesn't worry me. I assume, if we need a retaining wall they will advise us soon enough. As it will impact them building. Re: House lower than neighbours and water run off. 4Sep 29, 2010 10:04 am I agree with Gam, we thought the same thing, wait until your slab is poured and then you get a better view of things, we thought we would be approx 300mm lower than slab next door (our garages butt up against each other) but we are being poured today and looking at the boxed up slab last night and seeing how high it will end up we were relieved. Our house has been slabbed already, with theirs currently just before slab/boxing stage. Our builders when they scraped, have pretty much made the top of the slab even with where the land was initially. While their builders have also had to contend with 2 other houses (on the far side) dumping their excess dirt on the block. So they've just started building from that height. When they do box their slab, we will at least know. So will wait patiently for the next few days I've just gone through all of the pictures I do have, and they only show the other side of our house. I loved that estate and would have bought a block there only my husband and daughter thought it was too far out - it's only another 5 mins drive, but my daughter goes to Mill park Secondary and she would have to get up earlier to get to school teenagers!!!! My niece is also building with M in Plenty River Estate on Bridge Inn Rd both our lands settled the same week, and as of 2 weeks ago when we drove by she is already plastered and by now probably painted - I cannot believe how quick her build has been and here we are with our slab being poured today. I think our land settled roughly the same time as yours. The good thing about having your house start now, is you get nice weather with luck all the way through to the end. We've had a few delays due to rain. Our place is on the left, they have/are building on the boundary. We need to fill in a bit of our side, but there is still going to be a 10~20cm difference in height. Will we need a retaining wall for this? Also if they are using their garage as the dividing wall, I hope the bottom of their slab doesn't stay like that (the bulge part) Am I worrying over nothing?
