Browse Forums General Discussion 1 Sep 24, 2010 9:27 pm Hey guys, I just wanna share my story and find out if anyone there has had similar experiences or can advise us on what to do......?? We started building around February. My partner used to work in electronics so knows a lot about cabling etc. When our first fix electrical happened, my partner was shocked at the poor standards of work by the electricians... the cables were all ****** loose around the ceiling... no tacks to secure... some were wrapped around water piping!! some of the wiring was going diagonally across the wall... this is live wires!!! We complained and initially were told by site supervisor all would be rectified... our liason girl then got back to us informing us that the electrical works had been carried out to Australian Standards, and it didnt matter that cables were running diagonally as it was RCD protected. We wrote a letter to the management with no results either...(My partners ponit was that wires running diagonally across a wall are unsafe...if you go to put up a shelf later etc, and yes they are RCD protected but should at least be encased with conduit... or just make the sparkies use thier spirit levels!!!!!) The rest of our build has been pretty smooth apart from a major issue with our roof which was fixed. Last week we had our handover... my partner went up in the attic to inspect the insulation and cables up there... he came down sooooo angry. He said its disgraceful... theres cables everywhere... no order... cables still wrapped around water piping... He really let the site supervisor know how angry he was that it was such a mess... I really dont know much about cabling or electronic stuff... but am really worried about this... My partner reckons its a fire risk as wires are being stretched and stressed and not tacked down... Does anyone know anything that can help me out...??? Do people generally inspect the cabling in the attic at handover?? The supervisor said he would get back to us in 10 working days... im scared Another thing is arent we supposed to be given certificates etc for electrical/gas installation etc? The supervisor told us that our certificates are the stickers in the meter box.... just doesnt seem right......???? Sorry for such a speeeel!!! Any help/ opinions greatly appriciated Re: Electrical works 2Sep 24, 2010 11:39 pm Hi there Yes you are supposed to get certiicates if your installation has been done according to AS however if not satisfactory your partner is right otherwise works do not meet the standard demanded by AS not sure if ISO but its a standard anyway and protects you from fire and flood damage and possible liability in case of selling the property later on. Re: Electrical works 3Sep 25, 2010 1:01 pm Thanks so much for your reply! So on building a new house with a builing company, what certs are they supposed to give me?? Im confused as to why the site supervisor said it was just the stickers on the meter box....??? I went to energy safe page and it showed an example of an electrical installation certificate.... is this what they're supposed to give us? What abt gas? Thanks a lot for your help Re: Electrical works 4Sep 25, 2010 8:10 pm Depending on which state you are in, what will happen. In Victoria your builder should issue you a Certificate of Occupancy (CoO) . To get this they need to provide a plumbing and electrical certificate to the Building Surveyor. You will not see the plumbing or electrical certficates as this is one of the things you pay the builder to manage.
Re: Electrical works 7Jan 01, 2011 10:25 pm Hi, There is absoulty nothing wrong with not clipping cables - most sparkies dont take any pride in there work anymore but it is perfectly legal and up to AS3000 standards. As for running cables diagnly again time is money and no pride but it is still legal. As for steching cables it is pritty much impossible to do. As for cetificate of compliance - In WA there will be a cetificate in the meter box in the top corner (IT IS WHITE AND HAS THE ELECTRCIAN'S NAME AND LICENCE NUMBER - PLUS THE DATE OF INSTALLATION AND A SIGNATURE). Every time a sparkie submits a cetificate it goes in there file and Western Power pick jobs at random to check and ensure there up to standards. Do you think a sparkie would risk losing his licence? When i was an apprentice one guy from tafe said has boss copped a $50 000 fine for leaving live cables in the roof. Re: Electrical works 8Jan 02, 2011 3:07 pm In Victoria you should get. 2 electrical cirt of compliance 1 for when the meter box was wired up and a 2nd when the house is complete detailings supply amps to house and number of power points, lights that were wired. Plumbing cirtificate for stove and Heating unit. Cirtificate of ocupancy. If you dont get them ask as your builder must have a copy and should pass them on to you at handover If you are still concerned you can ring state electrical office energy safe in VIC tell them whats wrong and they may do an inspection. Re: Electrical works 9Jan 03, 2011 7:53 am you shoudl also get a TCA1 or it's equilivent form for any data/ telephone wiring.. aswell Kodiak Data Cabling onFaceBook Consult*, Design and Installation Data, TV, Home Theatre/ AV Cabling, Multi Room Audio, IP CCTV and Door Intercoms Ask for a Quote. *DIY DATA Cabling Is Ilegal Re: Electrical works 10Jan 09, 2011 9:16 pm Hi. I will explain a little about the cabling requirements for you. Cables need to be protected against mechanical damage. This means if the cables are run anywhere where space above them is more than 1m they should be adequately fixed/protected from damage by people walking on them or the like. There is no real problem with the cables being near water pipes if the pipes are poly because they are non conductive and the cables are rated at usually 75 or 90 degrees C. Meaning they wont heat up and melt the pipes (also your water shouldnt reach more than 50 deg C as new standard HWS are regulated to 50 deg C). BUT the plumbing standards still have a rule from like 1920 that says 50mm clearance from water pipes for electricity. Most the plumbing stuff im not 100% on but have heard this from plumbing inspector. Simon MBA and HIA both have sub contract agreements, check them out 2 7315 I want to build a bigger driveway (without a nature strip) than has been approved under my CDC. I’ve also had a DA approved to build a deck. It looks like I can do this… 0 4811 Fair Trading can issue orders to rectify and complete but once the matter goes to NCAT these orders are automatically vacated. You will have to terminate contract and sue… 21 29737 |
