Browse Forums General Discussion 1 Sep 16, 2010 7:36 pm Hi peeps, My wife and I are looking to purchase a land in Mernda village which is positioned across a big block, designated for future medium density dwellings. Our friends and family have suggested not to purchase this block with reasons such as possibility of high noise level as well as the possibility that our house value will not be as high due to the surroundings. I should add that the land that we are interested in is within walking distance to future shopping district, school and a park. My wife and I really like the land but now concern with the possible issues raised by our friends and family. Do you guys think their concerns are reasonable? What will be the disadvantages and advantages with living in close proximity to townhouses (medium density dwellings)? All comments and suggestions will be appreciated. There will quite often be more cars and higher traffic with townhouses due to the closeness of the buildings. Townhouses also seem more likely to be rented out. Any area you buy in can rapidly change into medium density dewlling zones. You just need to make sure you are paying a fair price and look at the advantages proximity to ammenities. Medium density dwellings will always bring more traffic, activity noise etc, by definition. Also, remember they are attractive to investors, so likelihood of rentals is much higher, and they may not always care about where they live or who they have around as neighbours etc.. Will not tar all renters with the same brush, as I personally know alot who love their home as if it was their own, just that many do not. Also, remember the value today, before the dwelling are built, will be lower when it;s time to sell, relatively speaking. My Opinion - Don't buy the block, there are heaps around the same area for you to chose from. Plans Done Feb 2010 Permit Done 23 April. Set out Done. Scrape and Excavations Done. Reading through this thread, my wife and I are now leaning more towards letting go of the land. We are going back to Mernda village tomorrow and will try to look for other options in Mernda itself and possibly the surrounding estates. lisanne: Yes, I was referring to townhouses. I am not sure whether there is a plan for this area but will sussed it out tomorrow and will post on this thread. As to the proposed plan of medium density dwellings, we forgot to clarify this with the land sales person, but can safely assumed that it will be a townhouse-type dwellings.
