Browse Forums General Discussion 1 Sep 14, 2010 1:56 pm Hi, at the moment we have a fairly small 3 bed 1 bath 1 lounge house so I would like to know what a general ball park figure would be to add another level on top which would consist of the main bedroom with ensuite plus study and formal lounge with deck. Has anyone else done something like this and how much did it cost? We are located north Brisbane. Re: general idea of cost to add another level onto house 2Sep 14, 2010 2:24 pm From looking at so many extension works, to match your space upstairs square for square would be at around $150K Re: general idea of cost to add another level onto house 3Sep 14, 2010 8:39 pm I've made general enquiries about adding on a master suite (brm, ensuite, WIR + smaller bedroom), in Melbourne, weatherboard, level block good access, and the ballpark has been around 200K. Re: general idea of cost to add another level onto house 4Sep 15, 2010 9:00 am Wow, if you can do that under $200k I would be very surprised. About 2 years ago we got 3 quotes to add 2 bedrooms, a bathroom and a sort void/romper room to the top of a 3 bedroom California bungalow and the CHEAPEST was $250k (that was complete with fitout). Most expensive was just on $350k and I expect that the real cost would have fallen around the $270k mark. In the end we did not do it we moved house which as a financial exercise has cost us about the same or a bit more but we are in a better area with more space. The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place. The agents weren't happy… 2 4239 Approvals are covered in the cost we are paying to the pool company. The only thing stated in our home build contract for the additional cost is engineering support. … 3 7119 You should check your detail drawings, it may show downpipe within brick pier. 14 14099 |
