But guess what ! the builder (in QLD) I am currently negotiating with, has quoted colorbond roofing as cheaper than concrete tiled roofing . Can any of you throw some light on this? Suburbia is where the developer bulldozes out the trees, then names the streets after them. Re: Roofing: colorbond versus concrete tiled 2Oct 11, 2010 6:05 pm I would think that in Queensland it would be more beneficial for them to have colourbond over tiles because it doesn't absorb the heat like tiles do and maybe thats the reason why. But make sure you are getting a quality steel like Bluescope. There are other products on the market, that fade within 12 months and it mostly comes from China. Colorbond doesn't insulate as well as concrete tiles so you may need additional roof insulation such as foil. Another issue with colorbond is that I have seen multiple installations where there are gaps left in the corners due to either poor fitting or just the design of the ridge cap as it ends at the gutter. This allows birds to get in and nest in your roof. My neighbours both have this problem. Only way to really fix it is put in gutter guard. I've never actually noticed colorbond roofs fade but I'm in Melbourne. The main drawback to concrete roofs other that having several tonnes of concrete sitting on your frame is that tiles have a tendency to crack or break. Hailstorms can destory them but not only that simple things like having an antenna installed can result in multiple cracked roof tiles. In the last 2 years I've had four seperate roof leaks caused by tiles that were either cracked on installation, damaged by installation of the antenna or simply by people walking on the roof to fix things. They aren't as easy to replace as you may think as once they are nailed down its bloody impossible to pull them up and half the time people fix them by siliconing them together which is hit and miss. One thing with tin roofs is they do get very hot, I measure the temp on a black tin roof in Sydney's west and it hit 86 dg on the side that was in the sun, the other side of the roof was about the same as the ambient temp, based on that I guessing the roof space would be around 60dg. Now although they do get hot, they lose their heat as soon as the sun goes down, this is a bonus in summer, concrete tiles retain their heat for hours which permeates into the house keeping it hotter at night, a bonus in winter but not so good in summer. Re the fading, I have cleaned thousands of tin (I am not naming the brand) roofs and am yet to come across one that hasn't faded or become chalky to some degree, (Sydney's eastern sea board) A well installed tin roof should leave no access for birds. Re: Roofing: colorbond versus concrete tiled 10Nov 01, 2010 1:38 pm I had a quote done by a builder (in regional Vic) who said that colorbond is cheaper than tiles for him to buy and thus would be cheaper for me to have on my home. I eventually elected to build with a volume builder and tiles were the standard offering with colorbond being an upgrade (for which you obviously had to pay more). The only reason I could think of for the disparity was because the volume builders buy in such bulk they get a hefty discount on the tiles thus making them cheaper. Of course if they decided to do all of their homes with colorbond as the "standard" option then tiles would be more exy to have. Just a thought....
