demolishing a house

Just wondering about the demolishion process. Do the demolition company put a bull dozer through the place or do they carefully take the house apart saving everything? I know that some companies re-use the bricks and on-sell lumber and so forth from houses they have demolished but is this the usual practice?

I have read some blogs where the crew go through and remove a house in a day!

The demolishers arrived on our site Thursday week ago and over Thursday and Friday removed roof tiles, floor boards, windows, doors, and probably anything else they could resell. Then we didn't see them again till Friday just gone when suddenly a big "digger" was dropped off and within three hours the house was a pile of rubble. Haven't driven by today. Have you read the threads on Golden Age - if you have the right house (and they do brick veneer as well) they will buy it and transport it and then you just pay for the block to be cleared. Our house did not suit them and we had to pay.

Do the demolishers give you any "kick back" for your items such as the roof tiles etc or is this accounted for in the price you pay? How much did you pay for demolishing the house if you dont mind me asking?

We paid $7500 and they get to make extra by reselling off what they salvage. I suppose if you wanted to (and had tome to) pull out your floorboards et cetera and knew where to sell them you could end up quite better off.

Did you do the demolish before your new building plan approved by the council?

I demolish an old house a few months ago. It took about 6 days in total. They had to remove some asbestos which took a day.

They separated wood, bricks and metal (roof) and put them in separate waste bins to be recycled or disposed properly depending on material. All of this was included in the price, so I do not know if the contractor made some money from this.

You have to get council approval to demolish the house, check with your council, it may have different rules to Wollongong Council. I did apply for a demolition consent separately to the building plan so I could start demolition works well before the building plan was approved by the council.

Tree removals are often quoted separately from the cost of demolition.

Yes we demolished our house and are still waiting on a building permit. I did however ring council and "suss out" building a two storey dwelling on our block. Our demolition cost includes everything (hopefully) except for a massive gum tree at the back of our block. I have to get this done seperately for $1100. The demolition permit is meant to take up to 21 days. We signed our paperwork on 21/9/07 and it took till this week for it to happen.

We also had to pay asset protection directly to the council which was around $800 of which around $600 is only a bond and is refundable.

Do you worry about the building permit getting delay? I head some building took more 6 months to get approved.

I hope it's clear to all interested people that Golden Age Homes do not demolish houses - they relocate, so you end up with a "profit" - as opposed to demolition (I guess you do get some money if anything can be salvaged prior).
