Browse Forums General Discussion 1 Sep 06, 2010 1:12 pm Hi Guys, Just want to see if anyone has dealt with the same situation. We got a call from our builder today with a update on how our plans are travelling through council, one of our issues was we have a parapet wall, which i persume is the garage wall that sits on the boundary. Now what the council is after... is comments from our neighbours. So if the neighbours were to give negative feedback will this cause our plans to be rejected and need to be re-designed? i know im proberly thinking worst case scenario but i just want to see what has happened to anyone else in the same situation. What it sounds like they are asking is something in writing from the neighbours that they have no objection to the garage being built on the boundary because in some councils you need neighbour permission to bring a structure closer to the boundary than normal set backs allow, and yes if that permission is required in your council then you may have to move the garage back from the boundary. Ring your council planning dept and get clarification on what they are asking for. Most people wouldnt object to a garage on a boundary as it means there is less fencing to install in a new division, and with the parapet wall it doesn't create any overhang, or water runoff issues etc. Re: Parapet Wall - Council wanting neighbours comments 3Sep 06, 2010 3:38 pm My plans are in council atm and I assume they are asking my neighbour what they think of my parapet wall also - I'm assuming they would have to show just cause as to why they object if they don't want it? Fingers crossed no issues given the 13m width of my block it would be nigh on impossible to change it around without needing to redesign the entire house...... Re: Parapet Wall - Council wanting neighbours comments 4Sep 06, 2010 5:18 pm Okay so i decided to call my builder (as they originally spoke to my hubby) and yes they do need our neighbours approval. Luckily for us our neighbour is a close friend of one of the builders employees and they have been able to get a hold of him (his currently in the middle of the desert working! ), he has been explained the situation and is quite happy to sign the authority form Our builder also said this is the only thing holidng us back from gaining approval Phew i can sleep a bit easier tonight not worrying about if i have evil neighbours or not Building in Darch 2010 (NOR PERTH) Land Titles Released 25/06/10 Land Settlement 14/07/10 Prestart Completed 17/08/10 Plans in Council 16/08/10 Building Licence Approved 22/09/10 Slab Poured 30/09/10 Bricking Started 14/10/10 Bricking Finished 26/10/10 Our Journey!! https://forum.homeone.com.au/viewtopic.php?f=31&t=36447 Our Blog Spot! http://joelnjayedarch.blogspot.com/ Re: Parapet Wall - Council wanting neighbours comments 5Sep 06, 2010 5:47 pm This is actually often the case because a parapet wall will take make your wall above the allowed height of a wall on a boundary (I believe its 3 meters), so therefore can break over shadowing regulations. Agree, Riviera from Clarendon looks beautiful. I've seen one with a light-colored bricks and just a bit of molding (in my neighborhood). It's definitely overpriced.
