We have a compaction report and a Site investigation Report on our block which states that the land has been re-classified from a P class (due to fill) to an H class as the compaction was done at a level one compaction (which means that an engineer was present at all times as the fill was being done). I have also spoken to the engineers who oversaw all of the fill in Sanctuary Lakes, and have been told that piering is not needed and if we were not happy with an H class, we could upgrade to a P class raft slab. My builders (henley) engineers have said we need piering to a depth of 7 metres!!!! Our original costing in our tender was just under $10K back in April. I have had a phone call back from the builders yesterday stating that the cost for the piering is now $56K!!!! OMG. I don't know who to believe or what to do from here. Can someone help please? Re: Cost of Foudations and Footings for a New Double Storey 2Sep 02, 2010 5:12 pm Well take 20% off that and there is the real cost. Builders add around 20% extra on top of a cost price. Re: Cost of Foudations and Footings for a New Double Storey 3Sep 02, 2010 5:23 pm Thanks for that. Should I be getting someone to look at these reports and give me a proper answer? The two I'm getting are miles apart - one says it's needed, the other says it's not! Re: Cost of Foudations and Footings for a New Double Storey 4Sep 02, 2010 5:39 pm I can't comment on something I know nothing about sorry! Re: Cost of Foudations and Footings for a New Double Storey 5Sep 02, 2010 5:43 pm Yes you can get it re surveyed at your own cost to get an idea - however each builder will want to use their own engineering company so may not look at yours - and then they each have their own method of calculating site costs.... Sanctuary lakes is known for extreme site costs of some blocks...some are fine others are really high. Another idea, is to get another quote from another builder. It may require a deposit or just the cost of the engineering - could be around $500 and then they may provide you with their own site costs which you could compare.
