Does anyone know what unsealed grout is like?
Is it supposed to be quite soft? - By soft i mean very porous to touch and you can scratch it quite firm with a fingernail and get chalky residue?

Don't get me wrong, its not like super soft you can just pick it out ,... but if you use something sharp like a nail or knife you can scratch into it ... I'm a little bit peeved. Everytime i buy a house something goes miserably wrong. I knew the tiles needed cleaning during inspections because the grout is discoloured in places. Now i've noticed that in a handful of places there is small bits of grout sunken - I have absolutely no idea why it would just "sink" so that it looks like its missing pretty much. Of course this was all conveniently hidden by the previous owners at inspections. I'm thankful its only a couple of spots, but it makes me nervous about getting the whole house professionally cleaned because maybe there are "soft" spots all through the house. What a joke. The grout is unlikely to go missing now, even though theoretically you may be able to scrape it out. To be honest, I've never heard of a soft grout problem but I'm sure the pros will have. I would definitely be very wary of steam cleaning your floor. If the sunken bits are that bad that it's obvious they can probably be re-grouted. I would also look at having a coloured epoxy done on the grout. This will seal & protect it against further discolouring. There ae professionals like Groutwerx who do this type of thing. Good luck!
