But as we cut down below the joining land and werent sure of their levels, the builder put in a concrete upstand. I have single brick + piers as is the 'minimum' required. But unless you particularly ask for it, or it could be an 'engineer's request', then a double brick wall to a garage on the boundary (with no first floor loads over) would be overkill and a waste of money and space. Cheers Thanks for explaining that I had seen the bits of metal sticking out while it was built and had wondered about them too. Not sure if you have ever noticed but on a brick veneer house the brick does not form any of the structure, all it is is a lining and the support is done by the wall frames. Now head to the garage, and if you have a single brick wall and no frame then you need something to hold the roof up hence the support columns. If you have a close look you will probably find a beam parallel to the wall sitting on top.
