Our labour is free, but I believe you can get an estimate of labour costs by doubling materials. Flat block. No earthwork / tree removal etc required Framing / sub floor / floor timber - $2,000- (approx) Permits - About $1900- (planning & building) Plans (draughtsman) $300- Windows - double glazed, cedar, 3 sets casement, 2 fixed panel (d/glazed) plus 1 set french doors (d/glazed), single glass door (d/glazed) and french doors (single glazed). Cost about $8,100-. Concrete weatherboards (or whatever they are ) approx $3000- Stumps - around $500- (plus some we had) Plasterboard - less than $1000- Insulation - not sure (we want sound proof insulation) I estimate timber flooring will be around $2000- plus installation and polishing (so double that) Electrician - approx $1000- Colorbond roofing/ guttering - not sure Lighting - estimate around $1000- Stairs / deck to access - free as made from recycled material That's to lock up Then there's fit out, heating, painting, curtains/blinds Re: Cost Family room extension 5Sep 01, 2010 9:13 am brettyboo A terse question gets a terse answer: $70K - $105K if you do it properly. I have also done all the legwork getting plans / permits etc, and as we are buying the materials ourselves have been able to shop around for prices and do some 'haggling' Ie got a $2000 suspended toilet with in wall cistern for a 1/4 that price as it was a showroom item and got a couple of thousand off our windows by some old fashioned haggling. Our extension is covered insurance as required by BCV. If you have the time and inclination to do the legwork you could ask for a labor only quote. Re: Cost Family room extension 8Sep 01, 2010 8:13 pm We had a design concept done with the Archicentre last month, which included a cost esimate for 65sqm extension of between $2000 - 2500 psm in Adelaide for the building alone, excluding fees. We are also paying 10% of the budget/build cost for the architect (design development, documentation, project management of the build), plus around $2K for the engineer and around $1K for council fees. That's the plan anyway We have a 20% contigency on top of the build budget.
