Browse Forums General Discussion 1 Aug 17, 2010 9:21 pm Hi All, Considering building with Clarendon Homes in Sutherland Shire, NSW. Looking strongly at the Waterfall with the Abbotsbury facade. Was wondering if any other people out there have built this particular home with hopefully this facade. If so then some thoughts on the house and building process would be much appreciated. Brick selection is giving us a particular headache as the inclusive bricks are very basic and the upgraded ones are pricey. Also need information on the buiding process, length of time that Clarendon took? any problems encountered? build quality et etc . Info Pl 5Aug 23, 2010 6:17 pm Regarding Sutherland council giving anybody grief: if your block is covered by the new statewide housing code, they can't give you much grief or happiness. The only approval I needed from them was for the driveway alignment (I changed the location of the driveway) which was problem-free if you don't count the 6 long weeks for a single bit of paper. A friend built recently here in the Shire through the local building code and I believe she was quite pleased with her interactions with council. Regarding stormwater, you will probably need a hydraulic engineer's report as part of the approval process, and he or she will probably require all sorts of drainage works, so allow $8000 or so for that if Clarendon don't include it. Info Pl 7Aug 24, 2010 2:14 pm Hi JXH, Yes the block is covered by the states housing code which would allow me to build under a CDC, however Clarendon in their wisdom have decided not to use Complying Development Certificates but to go to council with a DA. When asked why they give various reasons but I think the main reason is they can sell you more stuff, using the council regulations as an excuse. A typical example is wall articulation, required under council but not required under a CDC. Yet Clarendon is happy to charge you about 6000k for it. Plus, landscape plans and enviromental statements, all not required for a CDC but required for a council DA, and they all cost money. Yes, Clarendon have mentioned the soakage pit in the back for stormwater run off but they have said it depends on the Hydraulics report. If it can go to the street then that will be removed. (Hint, if buying a block to build on buy on the high side of the street.) Still require any info on the Waterfall with the Abbotsbury facade, were you happy with the results and waht bricks did you pick. Gav2233 the stair balustrades?
