He told me that it is not very often that a problem is brought to the attention of the likes of him which shows how much of an issue they have with our bricks. He went on to say that they are as unimpressed with the job as we are and by no means accept the result. He said to me that the contractor that did our job is a regular for PD and has always done a good job so he can’t understand why this has happened this time. So anyway, he gave us some options that I want to put forward to you guys and get your opinions and thoughts. Option 1: replace the bricks completely. This WILL result in us being delayed a couple of weeks possibly more, PD will have to pay us liquidated damages and we will have to pay extra rent on the house we are in at the moment. Option 2: render the whole house, sit down with someone from their design team and sort out colours etc and make the whole house look swish. Plus PD will throw in Evaporative cooling as a gesture to say sorry for the dramas. So here are my thoughts, option 2 is not appealing to us at all, firstly, we hate the look of render, secondly, we want to eventually get some sort of cooling installed, but not evaporative, we both hate evaporative cooling. But this option means we get in on time. Option 1, means we get the bricks redone properly but have to wait longer until we get in. The biggest worry with this options is what happens if after the bricks are redone, we are still not happy with it, after all, PD are using the same contractor that stuffed it in the first place. We are really stuck as to what to do, if PD turned around and said that they will put in ducted air con instead of evap cooling, we might be swayed, but it means every time we look at the outside of the house we will be disappointed, but then who’s to say that that won’t happen if we redo the bricks. So I need to ring him back with an answer, but I don’t know what to say, PD are pushing for the place to be rendered, it would be cheaper for them for us to go down that path, after all, they won’t have to buy a new lot of bricks or pay us liquidated damages, the biggest thing that I hate is the unknown, how the bricks will look the second time round. I've got the impression you guys really like your bricks and aren't fond of render, I wouldn't let them take the cop out and risk not being happy with the result in 6 months time. I'd counter offer, replace the bricks live with the delay and you will accept the work only being done by a different contractor. Its probably about the most expensive option for PD, but thats not your problem. If the work had been done to the standard in the first place it wouldn't be an issue, for me i'd want it done the way you originally wanted and done properly. If a state manager is involved and the tradie is aware of it, it should be top notch and i'd wait the time to make sure its done properly rather than giving the same contractor a second chance to screw it up again. Evap is pretty pointless imo, but refrigerative is about 3 times the cost through a volume builder so i doubt that they'll be putting that on the table. So yeah vote 1. Wait the time, get the bricks replaced and done properly the way it should have been in the first place. On the weekend we went and had a look at a few houses with Blackheath and the end result is so varied, the biggest problem with the bricks is that they are banana shaped, that is they bow quite a bit, so it is hard to get them to look straight and on some of the houses we saw, that was very evident, like our house now. I just have this vision of the bricks being redone and us still being unhappy. We want the bricks replaced end of story but it’s this nagging feeling that is really bugging me, a while ago I started a thread along the lines of ‘I can’t believe our luck’, maybe this should be in there too. If you don't like render and don't want evap cooling then there is no positive in option 2 other than getting into your house at the time that you planned. Just make sure that the liquidated damages payments are enough to cover the rental on your current home. If you do go this route, I would insist they pay the full weeklyl rent not a measly liquidated damages sum . He then said they can compensate us with something else, to which I said, no, we want the bricks fixed, however... I then explained that we are very worried about getting the bricks redone and the end result still being crap, he assured us that whoever does the job will be over supervised to make sure it is done properly. He went on to say that PD are very disappointed with the way our house looks at the moment and by no means is it in any way acceptable and they want it fixed as much as us. About 10 minutes later our rep rang me to say that he is going to get the bricks ripped down asap and the new bricks done and he will do everything he can to get us in on time. He also said well done to us for sticking to our guns. I also spoke to him about our concerns about the end result and he told me that he has to give the first company the opportunity to fix their f*#% up and that he has rung the company once and is waiting on a phone call from them, he said that he is praying he doesn’t get the call because if this company does not return the call by the time the bricks are ready to start, he is going to book someone else, this someone else is a guy we have requested, we saw a job he did using Blackheath and I have to say, it is the neatest job I have ever seen, it was perfect. Our rep knows which house we saw (it’s one of his), so I told him that I want our house to look the same. Here’s hoping it does.
