Browse Forums General Discussion 1 Jul 28, 2010 7:15 am Good Evening Guys, After months and months of planning, signing/paying council & geting all work permits including Sydney Waterboard Sewerage approved! for our dream home , Masterton's Santorini MK2 job released on the 20th July 2010 we get a shock call from Masterton telling us their site engineer has spotted that we may have a sewer Easement in our backyard and further stoppages and investigation have to take place and our already planned Slab for the 9/8/2010 will be delayed. How can this happen? We had all necessary peg-outs done. We and all involved new of the sewerage line running across our yard and a planned encasement is planned so surely they would of known? Surely if the Waterboard has approved the permit we can still build over it? This has really guttered us!! I haven't slept in days. I would really appreciate your help and advice. Regards Sam/Trish Re: Masterton Build Help Please 2Jul 28, 2010 10:39 am Sewers can be tricky at times especially when you are building near/on them and have to encase them. The easement surrounding a pipe is to protect the pipe and you. The encasement process is also done to do the same - protect the pipe and you. Encasement with concrete is a one shot deal and needs to be done right especially if you are building over it. There could be a number of reason why they need to have another go at getting this right. The sewer pipe may not be in exactly the same place as the plans indicate or the easement area might be larger than first thought. Ask your builder for a more detailed explaination as to the problem. All the best. Re: Masterton Build Help Please 3Jul 31, 2010 8:27 am Hi, Just to clarify the Syd Water approval - have you got stamped plans to approve the encasing? Maybe that's the delay? That will happen (in my experience anyway) when your builder applies for the Construction Certificate. Let us know how you go Still not in. Don't ask!? Hi We have finally decided to complete a KDR on our corner plot in NE Melbourne suburbs. Given its a corner plot approx. 400 sqm just a standard design may not fit the… 0 3982 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 8 2220 Thankyou so much 😀 I've decided on White on white for doors and trims, White on white 50% on ceiling and Mt buller for walls.
