Browse Forums General Discussion 1 Jul 24, 2010 4:13 pm Hi, I've been going through a new first floor extension. They've just complete the subflooring, put of the new timber framing and roofing. I've noticed that they haven't put up any tarps onto the new timber roof. As such, we've had a few days of rain, and substantial amount of water damage. 1.) Water leaking from ceiling to floor (visible internally on the wall) 2.) Water leaking inside of the walls (as my dimmer is screwed and wet and my downlights flicker) 3.) Water marks on ceiling in kitchen, plaster starting to bubble very slightly 4.) Water leaking through downlights in kitchen and 2'nd bedroom. I would like to know 1.) My rights to have the Extension company repair such damage. 2.) What I can ask of them to repair 3.) If sound insulation in between the subfloor is wet, should they also replace this? Your advice would be VERY much appreciated. Friend recommended getting an independent surveyer in to assess. Re: Advise about wet plaster boards 2Jul 26, 2010 8:41 am i would think it best to show your extension company rep or site manager the damage and ask what he is prepared to fix. flickering lights are not ideal. some water on plaster, insulation and floors will dry up without consequence. most building materials these days are desinged to handle certain amounts of weather to allow for bad weather during construction. i.e. i think "yellow toungue" flooring is rated for 3 months without any cover at all. i think an independant surveyour would be the very last resort, and after you have spent the money with them, nothing has changed. take pictures for your own reference, and keep the lines of communication open with your builder, this is very important. communication, communication, communication. you really just want to get the problem fixed, so do whatever you need to do to get your builder to fix it. Did talk with the supervisor and carpenter and he said it'll all dry. I think I will get him to replace my damaged lights (4 in total) and dimmer (although its working now), water and metal/electricity don't mix, so I'd prefer a new dimmer rather than it dying in the next few months.
