Browse Forums General Discussion 1 Jul 11, 2010 2:33 pm I have a 13 acre block. Its special rural and has a building envelope 30 wide 40 m deep. The house I want to build is 29.9m wide. I am not a builder and I have never built before so I did not understand about earthworks. The builder, however should have know about earthworks and I feel that he should have informed me that there may be a problem in trying to build this house due to the earthworks falling outside of the building envelope. I have since found out from the shire that they will not pass the plans. They apparently informed the builder in april, who up till now has never informed me. I am meeting with the builder on thursday. WHERE DO I STAND? I can apply to change the shape of the building envelope which is a lengthy process with no guaranteed outcome. UNfortuneatly even if this is finally allowed due to the shape of the house etc I will only be able to get the house, septic tanks with leach drains (these are 21.5m long and cover 4m width) and 150,000l water tank (11.3m diameter) in. Due to having to leave a border of 3m around the house for earthworks. We will not be able to have a pool or workshop for my husband. Alternatively if the builder will allow us to rotate the house around on the existing building envelope we will be able to accomodate all our requirements. We will also have to swap the entrance with the laundry room so the entrance will be at the new front position. WHERE DO I STAND, CAN THE BUILDER DICTATE WHAT WE WILL DO. ANY ADVICE / OPINIONS ARE TRULY APPRECIATED, I AM AT MY WITS END. THIS WAS SUPPOSE TO BE OUR DREAM WE HAVE TIED EVERYTHING UP IN THIS PROJECT. CHEERS. Re: earthworks outside building envelope - URGENT ADVICE PLE 2Jul 11, 2010 4:33 pm Thanks for the reply I understood completely about the building envelope which is why I thought a house 29.9m wide was suitable to build within a 30m building envelope. No body explained to me about earthworks. I would have thought that the builder whose company has had over 100 years experience would have known that earth works are not allowed to over lap outside the building envelope. Had I been aware of this I would have gone for a design much narrower to suit my needs. Cheers. Do you have any idea what my options are with the builder. Re: earthworks outside building envelope - URGENT ADVICE PLE 3Jul 19, 2010 10:55 pm thanks for reply. I met with the builder and they have agreed to alter the house to fit the building envelope. This means rotating the house around and making a few changes as the front will now be the side and vise versa. New plans all have to be drawn up and costed then submitted to the shire. This puts us back to where we were in march but at least we are moving forward and the builders are cooperating. The builder was aware of the 30m wide building envelope from the start. Cheers. Thank you @. Tried to play with the facade models but the exact colour is not matching up. 2 3260 Render your bathroom walls, two opinions versus the one, makes you wonder. 3 6062 thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 16268 |
