Browse Forums General Discussion 1 Jul 02, 2010 9:40 pm I've just received a quote from a draftsman that had been recommended to us and given that I haven't been recommended any other draftsmen by people I know to compare prices, thought I'd ask the knowledgeable people here. We are looking at renovating our weatherboard house in Melbourne's west with a 40sqm extension on the back which will incorporate a new kitchen and the bathroom moved into the existing building. We know that our planning is a bit complicated in that a) we have a heritage overlay b) our block is less than 300sqm and c) we wish to build on the boundary. We have been quoted $3800 for all documentation to Town Planning stage. And then been quoted $2200 for construction/tender documents for building. So a couple of questions: 1) Is this a reasonable cost? I see a lot of people on here saying their draftsman cost $1500 but I don't know if that included the whole DA and building tender. 2) Can anyone in Melbourne recommend another draftsman to get quotes from who has dealt with Maribyrnong council (heritage considerations and all that)? I would have thought that the town planning would cost much less, unless you where actually going to engage a town planner to act on your behalf. You mentioned that he come recommend. You need to ask why was he recommended?? and are these the same features you want from a draftsperson. A lot of the time when you tell people you came to them because someone recommended him to you they may figure you are a good chance of going with them. Thanks for the advice borg, no town planner to speak of. We will also need a structural engineer (to assess the stability of a chimney) and a surveyor (for heights of the boundary wall) but these aren't included in the cost. You raise an interesting point about coming recommended. He's also very busy at the moment and I'm guessing that could create a bit of supply/demand pricing? Biff, I know the costs pale into insignificance compared to getting architects involved, but for our reno we just shouldn't need one. We just want to continue the existing building another 4.5m back and move kitchen and bathroom and that's it. We want to (well have to really) keep the budget down to 150K so it all counts. We are also in the inner Western suburbs of Melbourne. We too are looking to renovate and extend a 1930's weatherboard home. Looking to create a new bathroom, kitchen plus an extra bedroom. Did you ever find a draftsman that you were happy with? Also if you have a recommendation of a builder I would really appreciate it. Thanks in advance!! I used Bafto Homes, I think I was under 2K at the end of it (or maybe a little over, its only a 24.7square house) and I'm very happy with the drafting work.
