Most topics of this nature appear to relate to the cost of building a house not extending one. We want to extend our master bedroom by about 15 sqm in Canberra (shell only). What cost per metre can we expect? Will the fact that it's a small extension increase the per metre cost? The Archicentre cost guide has costs varying from $989 to $1693 (Sydney prices). Is $3000 to $4000/sqm realistic or grossly overpriced? Re: Small extension costs 2Jun 30, 2010 9:43 am The smaller the extension the higher the per sqm cost. This is because there are fixed price costs involved like the fact you need a permit. Permit fees are the same no matter the size of the build and therefore the bigger the build, the greater the sqm area you divide the cost by. The upper end of the Archicentre cost guide would be fairly close I would have thought. Given that you are probably demolishing to, you need to allow for removal of material cost too. You need to take into account your sites accessabilty. If you are in a well built up area and have small spaces to deliver to (EG - if extension is at rear of the house and you have only a metre or so between the side of the house and the fance to get deliveries through) the costs will also rise. It would not take much for a sqm cost to blow out to $4000 in difficult site circumstances. I wouldn't think your costs would blow out by too much even if there was a lot of this sort of labour. The archicentre cost guide seems pretty good. The calculations for the amount of added floor space aren't simple since it includes closing in a garage etc, but a rough guide is $2.5K/sqm.
