We were initially looking at knocking down and rebuilding, but the issue there is having to rent somewhere while we build. Renovating is much more convenient, but obviously if it's going to cost close to the same amount it's probably not worth it. Re: Builder for extension 5Oct 28, 2010 8:27 am As far as the fittings they were going to include goes, they were only going to include similar fittings to the existing house, even though we told them we were going to re do all of the other fittings, they still said they would only include the ones that matched existing as at time quoted. This meant that we would have to flip for new fittings for the new area as well as existing on top f the reno $ extension costs. The guy we spoke to was pretty good, he knew his stuff and got back to us fairly quickly with answers, it was just that a knockdown rebuild had more value to it for us than an extension. How much room are you looking to add? What area do you live in? Our house has gained enough value that we can build a new place and still have a positive $$ expectation if we chose to sell in the near future (which we don't, we're building a forever unless i find a suitcase full of money home) The extension would have meant that we probably wouldn't see an increase over the $$ spent for 5-6 years. Not a big deal if you don't plan on moving,but you never know what might happen. We'll be moving in with the Outlaws during our build. Not ideal, but it'll definitely help out. I've spent the last 3-4 years researching the best option as far as renovate/build-new land/knockdown-rebuild/etc.. goes. The best piece of advice I can give is get another quote. If the builder you're dealing with now won't hold the price until you've at least weighed you options, then tell them they've lost the sale on the spot. EU were easy to deal with and their quote was relatively competitive but ultimately we went with HHE because we felt their design was a lot better. HHE were also very flexible in regard to fittings, i.e. we could choose whatever we wanted (Client to supply and builder to install). It is true that sometimes a knockdown and build from scratch is cheaper but there are a lot of variables to consider before dismissing the renovate/extend route. For example, what is the street scape like? Are all/most houses of similar appearance and as a result, would that affect the value of the property once the dust has settled? When building from scratch, would you use a volume builder vs a custom builder? This will also affect the price and potentially the design/layout/fittings of the house.
