Browse Forums General Discussion 1 Jun 24, 2010 5:34 pm HI All, My husband and I are in the process of building our first home and I will openly admit they we are finding it all a little overwhelming!!! We have just signed contracts etc with builder and were expecting to go to council next week. However today we were approached by the builders who asked if we were interested in private certification. In terms of the quick turnaround time for approval, yes we are interested. I was under the impression that it costs extra for private certification, but the girl keeps telling me it doesnt because we, or the house rather, "comply" with everything it needs to. I spoke to our solicitor who was also under the impression that is costs etc. When I called her back and told her she said its all covered in our contract price and would only cost extra if something didnt comply, and if that was the case that council would charge us for that too. Can anyone help me. I am so confused and we really cant afford to be lumped with more extra costs!!! We are in Sydney, can anyone tell me what it generally costs for private certification?? Some councils will detail the cost of inspections on their website. So it may be the way that the builder is saving money by not paying the council costs because they have a bulk deal with the private certifiers. You are much better going private, as it's soooo much quicker than the council. I can't believe the even give options.....most builders just automatically use privates. My experince has been the house permit to 2 weeks and our shed permit took 3 days. And the only reason it took 2 weeks for the house was we didn't have the a lintel computation (I think) for the garage door. To be cynical the reason ours went through so quick is we paid all fees at logment of the permit. People at the council were very helpfull and we were told it would be ages as we are in Kilmore and there were alot Bushfire builds in front of us. So..... We go all paper work before we went it. (Our council suppied a check list) We paid when we got there We rang the next day to find out if it was all okay. We went in to pick up the certificates/appoved documents. Frank Re: Private Certification vs Council Approval 8Jul 09, 2010 7:22 pm I'm assuming you have already been through council for the DA and the builder is suggesting that you use a private certifer for the Construction Certificate and as the Principal Certifying Authority. In that case a private certifier may well be quicker and cost about the same as council. If you haven't got the DA yet, your builder might be suggesting using a PC because your development is 'complying' which means it comes under the new SEPP a code that removes the need for some developments having to go through council for a DA. In that case a PC is the way to go too. at the very least a PC will be able to tell you whether your development is suitable for this type of certification. Breathe in, breathe out....
